The project consists of the renovation of approximately 9,000 square feet of a one-story building, with full replacement of interior finishes, mechanical, electrical, and plumbing systems. It includes the installation of a new fire suppression system, site improvements, and exterior envelope improvements such as roofing, window replacement, and cladding. Security and access control upgrades are also included. All work will take place at a correctional facility, requiring all on-site contractors to be approved through the DOC background check process and all work is to be performed under one prime contract covering general, mechanical, demolition, excavation, civil, and electrical components. Bidders are instructed to review required insurance and qualification requirements, complete all applicable attachments in the Response Form, and ensure compliance before submission. Pre-qualification requirements: The responding company must have completed as a Prime Contractor at least three contracts, achieving Substantial Completion since September 1, 2020, for projects with a similar renovation scope within a secure facility, each with a construction value of $4,000,000 or more. Alternatively, the responder may provide up to three qualifying projects completed by the Project Manager while employed by others, with similar scope and value, and achieved Substantial Completion since September 1, 2020. This project has a 5% Targeted Group, Economically Disadvantaged, Veteran-Owned Small Businesses (TG ED VO) subcontracting goal, but this goal will not be used to determine the lowest responsible Prime Contractor.
