Demolition, site work, paving and new construction of a mixed-use development in Austin, Texas. Conceptual plans call for the construction of a 125,000-square-foot, five-story above grade, one-story below grade office development; for site work for a office development; and for paving for a office development.
The scope is to provide prime professional architectural and engineering (A/E) services for the demolition of the existing TFC Insurance building and the construction of a new multi-story Office of the Governor building at 1100 San Jacinto Blvd., Austin, TX. The new building is to be approximately 125,000 square feet, with below-grade parking for about 300 stalls and accommodate around 450 employees. The estimated initial construction cost is eighty-five million dollars, with further funding to be requested as needed. The services required include, but are not limited to: detailed on-site investigations, review and validation of existing conditions, preparation of surveys and testing lists (including ADA, commissioning, environmental, geotechnical, arborist review, etc.), initial budgeting and scheduling, cost estimating with the Construction Manager-at-Risk, scope/priority adjustments for funding alignment, evaluation of energy conservation alternatives, design and construction documentation, coordination with geotechnical and commissioning agents, milestone reporting and budgeting, assistance in interviewing and evaluating the Construction Manager-at-Risk, support during subcontractor solicitation, administration during construction, warranty management, and project closeout. Services must be rendered in full compliance with State of Texas non-discrimination requirements. Bidders are instructed to attend at least one of two scheduled mandatory pre-submittal virtual conferences, pre-register for the teleconference, and submit responses via the designated eProcurement system. Failure to attend a mandatory conference will result in rejection of the submittal. As of January 7, 2026, an issuance of short-listed firms has not been released. A design firm and construction manager selection has not been disclosed.
