Renovation of a multi-residential development in Toronto, Ontario. Completed plans call for the renovation of a one-story above grade multi-residential development.
Reference Number 0000308385 This Request for Proposals (RFP) is an invitation by Deltera on behalf of the Toronto Community Housing Corporation (TCHC) for qualified Contractors to submit Proposals for Waterproofing & Traffic Topping at Building 4A in Phase 4 of the Regent Park revitalization project. Regent Park 4A project is a multiple occupancy mixed-used development consisting of 26 storey residential tower and is bounded by Dreamers Way to the west, Gerrard Street to the north, future Street G to the east, and Fred Victor building to the south. The owner for Regent Park Tower 4A is Toronto Community Housing Corporation. This scope of work will form part of Toronto Community Housing Corporation form of Contract Agreement, which is attached in Schedule F & F2 The Contractor acknowledges that the drawings, reports, and specifications are in some respects not complete. The Contractor agrees that it will perform all waterproofing & traffic topping scope of work required, in accordance with the spirit and intent of these drawings, reports, and specifications and to conventional and good trade practices, at no extra charge, even if not specifically reflected in the Scopes, Drawings, Reports, or Specifications. The Contractor shall also fulfill all requirements of the Ontario Building Code and of all authorities having jurisdiction, at no expense to the Owner. Furthermore, the Contractor acknowledges the Owner is required to comply with TGS (Toronto Green Standard) v4 Tier 2 requirements and consents to make best efforts to assist in this regard on all relevant TGS credits, as noted within this scope of work. This Contractor shall be responsible to complete the work for the Contract Price without additional cost to the Owner, notwithstanding any errors, omissions, or defects in the Contract Documents. The Contractor shall review the Drawings, Reports, Specifications, and related documentation and shall promptly report to the Construction Manager any error, inconsistency, or omission that the Contractor may discover. The Contract value will only be adjusted upward if the Owner requests a material change to the building design or if there are new code requirements enacted after execution of this Contract and if the Owner or Construction Manager instructs the Contractor to proceed with work which is expressly identified in writing as being "extra" to the Contract. The Contractor shall provide all labour, materials and equipment necessary to perform the waterproofing scope of work to the full extent of the Drawings, Reports, Memos, Specifications, and this Scope of Work. This includes Structural Drawings by Jablonsky dated November 7, 2025,, Architectural Drawings by Architects Alliance dated November 24, 2025, Shoring drawings by Isherwood dated Sept 22, 2025 Geotechnical Investigation Report issued by Terrapex dated Sept 18, 2025 and Project Manual/Specifications by architect Alliance dated November 24, 2025. The Contractor must have a responsible representative present for all construction site meetings (bi-weekly) prior to, and during, on-site work to help coordinate the Contractor's work with all other Contractors on site. The responsible representative is expected to record and periodically submit relevant documentation to the Owner's representative as it relates to each referenced credit for TGS requirements.
