It is the intention to select, via the One Step Method, Request for Proposals (RFP), one or more firms as a Construction Manager-at-Risk for the CORSICANA 2025 BOND CONSTRUCTION PROGRAM. Information and instructions for the preparation and submission of the Proposal Submittal and Cost Submittal, as well as information on the selection process, are provided. All questions regarding clarification or interpretation of the RFP must be submitted in writing by the specified deadline. These projects may be subject to change based on Owner's needs: Corsicana ISD estimates the following budgets for each of the above noted construction projects. Design Package 1: Corsicana High School - Additions and Renovations 3701 West Highway 22, Corsicana, Texas 75110. Estimated Construction cost: $80,000,000 o Scope: New CTE addition, new kitchen, and campus renovations. o This project includes a new CTE addition along with renovations to portions of the existing high school. The new CTE addition is a twostory building that provides four shop spaces--carpentry, welding, automotive, and AG. Mech--along with associated classrooms, offices and service spaces. The combined Auto and AG shop area, approximately 13,500 SF, is designed to function as the storm shelter for the campus. A new enclosed corridor will connect the CTE addition to the existing classroom wing. o Renovations to the existing high school include updates to the cafeteria, which will be expanded into approximately two-thirds of the existing old gym. Skylights and curtain wall systems will be introduced to the current roof and exterior wall. The existing kitchen will be remodeled, with a new kitchen extension added on the west side. o The existing CTE facility will be reprogrammed for new uses, and HVAC will be provided as part of the renovation. Additional campus improvements include restroom renovations throughout the high school and potential repainting of select classrooms. A full site survey and geotechnical report will be required to support the site's work. o The campus will be fully operational during the course of construction. Project phasing and student safety will be paramount. Design Package 2: Corsicana Early Childhood Center Location to be determined. Estimated Construction cost: $46,000,000 o Scope: New construction of an early childhood campus. o This project is an 800-student Early Childhood Center that includes daycare, Pre-K, and Kindergarten classrooms. The program also features a storm-shelter gym, cafeteria and kitchen, special education spaces, a library, and school administration areas. Classrooms will be organized in clusters, and the shared common areas. We are striving for a very efficient floor plan where each wing repeats. o The site currently has no known road access or utilities. New site utilities, roadway connections, and supporting infrastructure will be required. Design Package 3: Agricultural Sciences Building Location near current Agricultural Sciences Building and current transportation building. Estimated Construction cost: $6,800,000 o Scope: o This project consists of a pre-engineered metal building featuring unconditioned pen areas for hogs, goats, and cattle, arranged around a central arena equipped with bleachers, heaters, and fans. The facility will require proper drainage as well as livestock watering infrastructure. The conditioned portion of the building will include a multipurpose room and restrooms. The overall building and site layout will support extensive trailer parking and provide appropriate turning radii. Design Package 4: New Transportation Building near Corsicana Middle School. Location to be determined but likely near Corsicana Middle School Estimated Construction cost: $12,000,000 o Scope: New construction of a transportation center for the district. o This project is a new transportation building that may be delivered as either a pre-engineered metal building or a conventional steel structure, depending on budget. The building includes three unconditioned shop bays, a wash bay, and support spaces for school bus maintenance. The conditioned portion contains classrooms, offices, restrooms, and related service areas. o Site improvements include surface parking for approximately 54 school buses, 11 Large SUVs and additional staff and visitor parking. Space for diesel storage will also be required. The site currently has no known road access or utilities. New site utilities, roadway connections, and supporting infrastructure will be necessary Design Package 5: Collins Intermediate School Location: 1500 Dobbins Road, Corsicana, Texas 75110 Estimated Construction cost: $7,800,000 o Scope: Renovations to existing campus o The Collins Intermediate Renovations project includes interior updates to science laboratories and restrooms. o Exterior improvements include upgrades to enclose the courtyard and exterior play space. Design Package 6: Bowie Elementary School Location: 1800 Bowie Drive, Corsicana, Texas 75110 Estimated Construction cost: $4,000,000 o Scope: Renovation to existing campus including structural repairs and restroom ugrades o The Bowie Elementary Renovation project includes restroom improvements and repairs to settlement-related cracking in partition walls and floor finishes, which will be repaired or replaced as needed. Several mature trees along the south side of the building will also require removal and proper treatment. o Site erosion and drainage issues are evident due to poor grading and insufficient hardscape; additional concrete paving will be necessary. There is no HVAC work included in this scope. Design Package 7: Fannin Elementary School Location: 3201 North Beaton Street, Corsicana, Texas 75110. Estimated Construction cost: $3,000,000 o Scope: Renovation to existing campus including structural repairs. o The Fannin Elementary Renovation project includes structural repairs to both the original building and the newer additions, as well as remediation of settlement-related cracking in hallway floors and walls, including floor and wall separation observed near the library.
