Renovation of a multi-residential development in Arley, Alabama. Completed plans call for the renovation of a one-story above grade, 20-unit multi-residential development.

The project consists of the interior demo and renovation of approximately 20 apartments. Contractors bidding on the project must be properly licensed pursuant to Alabama state law and provide evidence of such licensing on the outside of the sealed bid envelope, as well as include a copy of the license in the bid package. Only the day of the pre-bid meeting will allow for unit inspection, as all units are occupied. Contractors are strongly urged to attend the pre-bid meeting and on-site review. Bids must be submitted using the proposal forms provided by the architect. No bid may be withdrawn for 30 days following the bid closing. The Owner reserves the right to reject any or all bids and to waive informalities. Each bid must be accompanied by a certified check or bid bond not less than 5% of the bid amount. Performance and payment bonds are required upon contract signing. The awarded contractor must comply with Section 3 of the Housing and Urban Development Act to ensure employment and economic opportunities are directed to low and very low-income persons. Bidding documents will be made available via request to the architect. All RFIs and product substitution requests must use forms found in the project manual and be made no later than 3 days after the pre-bid meeting. Bid proposals are to be hand delivered on bid date. All Request for Information (RFFs) and Product Substitution Requests regarding the bid documents shall be sent using the forms found in the Project Manual. For a guaranteed response, all Inquires must be made no later than 3 days afterthe scheduled Pre-Bid Meeting.
