This project shall involve the design and renovation of an office space to meet the needs of the clinical program(s) as outlined in the Functional Program. The new primary care networks (PCN) ("Facility") services will be located centrally at the first floor of 13072 88 Ave, Surrey, BC V3W 3K3, and provide a low-barrier access to care for Surrey and surrounding area. The Facility is anticipated to be approximately 10,900.00 square feet but may vary depending on the actual site conditions, pre-design and pre-construction surveying. It will be comprised of exam/consult rooms, medication room, storage, communications room, open workstations, low voltage, touchdown areas, soiled holding room and other related support services as outlined in the Functional Program. Limited drawing information is available for this space (The landlord's IFC drawings from the previous renovation in 2000 and the drawing set from the City's archives from the original construction in 1975 are enclosed in the appendices.). As noted in Appendix K, the landlord is providing the building as is, and Landlord will not be confirming any base building information and will not perform any work on the building/unit as part of this tenant improvement. Construction Manager will be required to complete a full building assessment to verify all existing site conditions. The Construction Manager should also consider that the landlord has IT equipment on site that must remain operational after consstructin, as it is used by the landlord for parking lot monitoring.
