All questions must be submitted via email to Deputy Director of Public Works, Tim Bassuener Questions Due 1/12/2026 - All questions must be submitted via email to Deputy Director of Public Works, Tim Bassuener Questions Answered 1/13/2026 Bond Requirements: Performance Bond Labor & Material Payment Bond Maintenance Bond The Village of Lake in the Hills (the "Village") seeks a General Contractor ("Contractor") to oversee furnishing all labor, machinery, tools, materials, and equipment necessary to replace the existing asphalt parking lots approximately 70,000 total square feet and overlay existing bike paths approximately 12,900 square feet within the specified time frame and in a professional manner within the Village of Lake in the Hills. The Village of Lake in the Hills will in no way be responsible for any extra equipment rental or charges for equipment rented by contractor that might be required to complete this contract. The parking lots are located at 5200 Miller Road and 4135 Spring Lake Drive, in Lake in the Hills, Illinois (maps attached). The bike path maps are attached. If the Contractor fails to complete the work by the Completion Date, the Contractor will be charged $200.00 for each day beyond the Completion Date as Liquidated Damages, not a penalty, with the agreement that actual damages from the delay would be difficult to ascertain with precision and that the parties agree that this amount is a fair and reasonable approximation of the cost of the delay. All bidding Contractors shall utilize the specificat ions found within this RFP, by referencing specifications contained. A. Safety 1) The C ontractor is solely responsible for the safety of the job site and its employees and subcontractors. B. Parking Lot Removal and Installation of Asphalt 1) Contractor shall remove and haul away all existing asphalt in the parking lot work area. 2) Contractor shall ensure all drainage flow is directed towards storm inlets and off the parking lot. 3) Contractor shall supply and install CA-6 stone and ensure that the parking lots base has a minimum thickness of six inches of compacted CA-6 stone. The base shall be compacted with not less than a five-ton vibratory roller, two passes minimum in each direction. The base shall then be proof-rolled slowly with a fully loaded six-yard dump truck and all soft areas shall be filled with CA-6. 4) Contractor shall supply and install 1.5 inches thick HMA Binder course and roll smooth. 5) Contractor shall supply and install 1.5 inches HMA Surface course (Mix "C" N50) over binder course and roll smooth. C. Bike Path Installation of Asphalt 1) Contractor shall clean and prime coat with MC-30 (or equivalent) the entire sections of existing bike path and additional asphalt areas surface prior to installing the hot-mix overlay surface course. 2) The Contractor shall ensure that the cross-slope on the bike path does not exceed 5-percent. 3) Contractor shall make all transitions from newly installed asphalt to existing concrete or asphalt surfaces are smooth and level. 4) Transition cuts shall be no less than six feet in length. 5) Contractor shall install a 1 1/2 " thick hot-mix overlay surface course over the existing asphalt surface. 6) Hot-Mix overlay surface course shall be Mix "C" N50 or equivalent. 7) Contractor shall roll smooth the asphalt overlay surface course. 4. Miscellaneous Requirements A. The Village will complete all parking lot striping after the Contractor installs the new asphalt parking lot. B. The Contractor will be responsible for cleaning up the work site area including removing all work-related debris from the site. C. Contractor will be responsible for the repair of any ruts or any other damage caused during the execution of this contract. Any damage caused by the Contractor during the term of this contract shall be repaired at the sole expense of the Contractor within ten (10) days of the damage. D. Contractor shall notify the Village of Lake in the Hills one week prior to the start of construction. E. Contractor is responsible for verifying all measurements. F. Construction hours are limited to 7:00 a.m. to 7:00 p.m. Monday through Friday, unless otherwise authorized by the Village. No work is allowed on Saturday or Sunday unless authorized by the Village.
