The work includes supplying and installing a complete Network Lighting Control system with computer-based software that provides control, configuration, monitoring, alerting and reports. System shall include as necessary but not limited to following: 1. LED luminaires and/or LED retrofit kits with integral ZigBee wireless controls & sensors for smart mesh and group behaviors. 2. Lighting Management Panel 3. Light management computer & software 4. Energy savings display software 5. Load shedding capability 6. Factory assembled dimming and switching panels 7. Low voltage wall stations, control interfaces and sensors 8. Solid-state high frequency LED drivers and Fluorescent dimming ballasts A. Work Included: Provide labor, materials and equipment necessary to complete the work of this Section, including but not limited to the following: 1. Control measures to prevent all erosion, siltation and sedimentation of wetlands, waterways, construction areas, adjacent areas and off-site areas. 2. Control measures shall be accomplished adjacent to or in the following work areas: a. Soil stockpiles and on-site storage and staging areas. b. Cut and fill slopes and other stripped and graded areas. c. Catch basins receiving stormwater runoff from disturbed areas of the site 3. Means of protection such as catch basin silt sacks, silt socks, and compost filter tubes shall be provided as shown in the design drawings. 4. Additional means of protection shall be provided by the Contractor as required for continued or unforeseen erosion problems, at no additional cost to Owner. 5. Periodic maintenance of all sediment control structures shall be provided to ensure intended purpose is accomplished. Sediment control measures shall be in working condition at the end of each day. 6. After any significant rainfall, sediment control structures shall be inspected for integrity. Any damaged device shall be corrected immediately. B. Alternates: Not Applicable. C. Items To Be Installed Only: Not Applicable. D. Items To Be Furnished Only: Not Applicable. E. Related Work: The following items are not included in this Section and will be performed under the designated Sections: 1. Section 311000 - "Site Clearing" for protection of existing tress and other vegetation to remain. 2. Section 312000 - "Earth Moving" for soil materials, excavating, backfilling, and site grading and removal of site utilities. A. Control Contractor shall: 1. Provide installations of controllers and instruments provided by system and device manufacturers for equipment monitoring and control as herein specified. The scope shall include controllers, microprocessor-based controller unit panels, instrumentation, end control devices, wiring, conduit, and related systems integration as follows: a. Air-Source Heat Pumps (ASHP) b. Dedicated Outside Air Units (DOAS) c. Supply / Exhaust Fans d. Electric Unit Heaters e. Electric Baseboard Heaters f. DX Split Systems g. Variable Refrigerant Flow (VRF) Systems h. Air Handling Units (AHU) i. Energy Recovery Ventilators (ERV) j. Makeup Air Units (MAU) k. Unit Ventilators l. Programmed Start-Stop of Systems m. Monitoring and controlling of Space Conditions n. Alarm Annunciation. o. Measurement and Verification 2. Provide a required DDC control system hardware along with sensing devices, control valves, dampers and actuators as specified herein. 3. Provide a complete operational system including all work specified herein, specified in associated specifications for mechanical and electrical work and shown on all contract drawings. 4. The Contractor shall assume all control points referred to in this specification as well as the specifications in Division 23 and Division 26. The contractor is also responsible for all instrumentation and controls shown on the controls drawings, Division 23 and Division 26 drawings. 5. The BMS system shall provide equipment supervision and control, alarm management, energy management, information management, historical data collection and archiving and be capable of integrating multiple building functions. 6. The system shall employ standard networking practices and conventions, co-exist with existing Ethernet networks, and manage system data using generally accepted database storage and retrieval methods and standards. 7. The new BMS system must be fully compatible with the existing city Tridium system and must be capable of bidirectional communication with the existing city system. 8. Provide all wiring, raceways and electrical work associated with the BMS. This shall include and to be limited to the following: a. Controls wiring and conduit between control panels. b. Controls wiring and conduit between control panels and field instrumentation, external equipment control systems c. Wiring and conduit for the BMS communication networks. 9. Provide all electrical work associated with the BMS. 10. Provide all wiring in accordance with the latest editions of the local electrical code and the NEC. 11. Divisions 26 to provide dedicated circuits as required, refer to Division 26 drawings for junction box locations. Controls contractor to provide transformers and field terminations. 12. Incorporate surge transient protection into the design of the system to protect the electrical components in all DDC controllers, TECs, panels and workstations. 13. Provide control power transformers for valve actuators, damper actuators and all instruments and devices provided under this contract for low voltage operation. 14. Provide all wells for water monitoring devices, temperature sensors, flow switches and alarms, as required. 15. Furnish control dampers actuators not integral to damper factory assemblies. Furnish damper actuators meeting or exceeding the specifications, listed in the associated sections and located as shown on all drawings. Coordination is required with Division 23, regarding the installation, final sizing and method of fixing and delivery of the dampers. 16. Provide system graphics for each system. See section herein for requirement. 17. Provide engineering and shop drawings as specified herein. 18. Provide field supervision of the associated elements of work as specified herein. 19. Provide mechanical installation of all control instrumentation etc. as specified herein. 20. Provide testing, calibration and commissioning as specified herein. 21. Provide demonstration of operation and system performance testing as specified herein. 22. Provide as-built drawings as specified herein. 23. Provide Operation and Maintenance manuals as specified herein. 24. Provide Personnel Training as specified herein. 25. Provide attendance and support during the commissioning of the project to Divisions 23 and 26, as required by the coordinated commissioning program. 26. With commencement of the project provide test procedure documents (TPD) describing the testing of all interfaces between the BMS and other systems for approval by the Owner, the Engineer and the Management Contractor. 27. Existing Servers, and the Associated Peripherals. a. Scope of contractor shall include all necessary modifications for expansion of the existing server based equipment to support functionality of the new project's BMS. b. Scope related to existing servers and workstations shall be carried out in accordance with campus specific requirements. All related work shall be carried out with permission from campus operations and shall be carried out in order to ensure that the existing system shall not be compromised. Contractor shall develop a plan approved by campus on how to perform any and all work to server or existing system. All references to workstation(s) and server(s) herein and on design drawings, shall be considered to the existing campus workstation and servers.
