Remodeling of a multi-residential development in Trenton, New Jersey. Completed plans call for the remodel of a one-story above grade multi-residential development.
The services sought involve licensed contractors to perform specified vacant unit reconditioning. Contractors must have sufficient resources to respond immediately after award and on an as-needed basis. Contractors are required to respond within 48 hours to unit reconditioning requests and be mobilized to make required repairs. Repair timeframes are limited to 3 days for light repairs, 5 days for moderate repairs, and 7 days for difficult repairs. The materials required for reconditioning will be supplied, but contractors must provide the appropriate tools and skilled labor. The contractor's scope of work includes thoroughly cleaning apartments after all repair work is complete, with cleaning performed by skilled professionals using disinfecting agents. The cleaning must be meticulous and will be subject to inspection, with rejected work to be redone. Cleaning materials must not be stored on site, and all materials and equipment must be removed daily and at the end of the work. All workmen must be capable of reading the specifications, be properly instructed, and wear appropriate protective gear. The scope may be subject to minor modifications. The following work items are to be executed. List of products will be included. 1. CLEAN APARTMENT: Important note to the general contractor: The work description below is not "boiler plate" which no one will read or check. It is a serious outline of the minimum requirement for this work that will be diligently verified by the Owner. Rejected work will not be paid for and will be required to be completely redone. Hiring untrained personnel with a "bucket and rag" will not do. Superficial cleaning will not be accepted. This work required skilled professionals, schooled in commercial cleaning. You have been forewarned. Thoroughly clean apartment/replace bulbs as described below. This operation shall take place after all other work is completed. The following cleaning process will be followed precisely throughout the units. The final product will be thoroughly inspected and rejected if done improperly or incompletely. Punch list inspection will be terminated if found that this work has not been executed properly. This termination may result in delayed payment or charges for aborted inspections. All cleaning shall be done incorporating a disinfecting agent compatible with the materials being cleaned and having documented anti-bacterial and anti-viral properties. This is particularly applicable in the kitchen and bathroom areas of the apartments. All workmen shall be capable of reading, be given a copy of these specifications for thorough review, be properly instructed in the use of all materials, and shall wear the proper protective gear. Cleaning materials shall not be stored on the premises, and all equipment and materials will be removed from the site daily and at the end of the work. The following work shall be performed: 1. Windows: Wash windows inside and out including glazing, sashes, frames and sills. Remove decals and adhesive residue. 2. VCT: General: Apply liquid floor laser Stripper to all VCT flooring in living room, kitchen, bedrooms and hallways. Use rotating stripping machine to remove all old wax, then mop floors thoroughly with clear water to remove all residue, then apply new wax to floors using 20" blue stripe mop head, so not to leave string residue on floors. Note: be sure to clean all cove base of stripper and Wax residue, if possible, remove cove base and replace with new. Either protect baseboards prior to work commencement or remove all cleaner splatter from the baseboards and walls after this work is completed. Under Range: Turn off range gas valve, disconnect gas piping, disconnect anti-tipping device if present, remove range from opening, clean floor under range, reconnect range to gas, install anti-tipping device if missing or reinstall anti-tipping device if present, turn on gas valve, check for leaks with leak detector and correct leak if found. Under Refrigerator: Unplug refrigerator, removerom opening, clean floor in refrigerator recess, replace refrigerator, replace plug, and check for proper operation. 3. Replace VCT with LVT flooring, trimmed out with 3/4 " round molding - where needed. 4. Vinyl Cove Base: Where present, scrub, clean, rinse, and dry all vinyl cove bases. Apply one coat of Butcher's wax and buff. 5. Ceramic Tile/Fiberglass Tub Surrounds: Thoroughly scrub with non-abrasive cleanser and wash surfaces of ceramic wall and floor tile and grout joints and rinse thoroughly. Treat and brush residual haze and thoroughly rinse and dry all surfaces to a high luster. Perform same operation on fiberglass tub surrounds using products compatible with this surface. 6. Kitchen Cabinets: Thoroughly scrub and clean all existing wall and base kitchen cabinets. Thoroughly remove all grease from all surfaces, including, but not limited to, door faces, edges and hinges, stiles and undersides of all wall cabinets and ends of base cabinets; then apply Minwax stain /sealer to all cabinet doors and facings, let dry then wipe down with tack cloth, to remove all Residue, from cabinets. After wiping cabinets with tack cloth apply Minwax polyurethane to cabinets and facings with fine bristle 2 1/2 ' sash brush. Work may require removing and rehanging doors to thoroughly clean in and around hinge areas. Remove all shelf coverings and adhesive. Secure all loose cabinet doors and adjust drawer slides as required to permit proper operation. 7. Kitchen Cabinets and Countertops/Back Splashes: Where needed - Replace all kitchen cabinets upper and lower, remove old backsplash and replace w/new backsplash, replace new counter tops install new stainless steel double or single bowl sink and new basket strainer complete then attach new American standard single handle deck faucet , replace all piping beneath sink with new water supply lines, p-trap, extension tube , waste pipe and water shutoff valves. If keeping existing - thoroughly scrub and clean all countertops, backsplashes, and wall guards. Polish all surfaces and buff to a low luster. 8. Range Heat Shield and Hood: If range hood is not working remove and replace with new range hood. If working - thoroughly clean and degrease the range heat shield and hood. Rinse, wipe, and apply stainless steel polish. Buff to a high sheen. 9. Tubs, WC's, Lavatories & Kitchen Sinks: Thoroughly scrub and rinse. Remove all decals, Remove all residual haze. Clean the underside of bathroom lavatories. Clean the inside, outside, and base of the WC bowl, the top and underside of the toilet seat and lid, and the outside of the WC tank and lid. Clean the flush lever. Scrub the joint between the WC base and the floor. Apply Stainless Steel polish to the kitchen sink. 10. Bath Accessories: If replacing - remove all stainless-steel bath accessories such as: soap dish, toothbrush holder, toilet paper dispenser, 24" towel bar and medicine cabinet and replace with new items (the same). If in good condition - scrub with brush and non-abrasive cleanser all soap dishes, toothbrush holders, grab bars, faucets, handles, spouts, overflows, diverter valves, drains, traps and escutcheons, and shower heads. Thoroughly rinse, wipe and remove any residual haze. 11. Light Fixtures: Remove globe or lens cover of all lighting fixtures. Thoroughly clean cover. Remove bulb, if present, and discard. Replace bulb with a similar, new bulb. Replace globe or lens cover. Thoroughly clean the body of the fixture and remove any residual haze. The Contractor shall assume the following light fixtures are present, but be responsible for all even if different than what is noted below: Kitchen - 2 ceiling fixtures Pantry - 1 ceiling fixture Bathroom - 1 wall fixture Hallway (s) - 1 ceiling fixture Bedroom- 1 ceiling fixture (Wilson, Abbott, Josephson & French only) Living Room - no fixtures Dining room/area - (Where present) - 1 ceiling fixture 12.Medicine Cabinet: Remove and discard any contents. Scrub interior, exterior, and shelves with brush and non-abrasive cleanser. Thoroughly rinse, wipe and remove any residual haze from all interior and exterior surfaces and the mirror. 13.Radiation covers and or radiators (if present): Remove all existing radiation covers. Thoroughly clean and vacuum fin-tube radiation and cover. Thoroughly wipe down radiation cover before replacing. Similarly vacuum and clean all radiators. Thoroughly rinse, wipe and remove any residual haze. 14. Hardware: Scrub, clean, and polish all door, window, and cabinet hardware.
