Site work and new construction of a clubhouse / community center in Gift Lake, Alberta. Completed plans call for the construction of a 25,833-square-foot, two-story above grade clubhouse / community center; and for site work for a clubhouse / community center.

Work of the project of which work of this contract is a part, is comprised of but not limited to, the following: .1 Selective Site Demolition as required to execute the work of this contract. .2 Construction as follows: .1 Construction of a new two (2) storey community building for Nation use. Including but not limited to an administrative suite, cultural education space, multifunctional community assembly space with a commercial kitchen, childcare and wellness spaces. .2 Building to be sprinklered, of non-combustible construction, and with the following total building area of 2,400 m2. .3 The installation of a radon collection system. .4 Site restoration to include associated landscaping as shown on the Drawings. .3 Project scope to include a "Custodial Period" between Building Completion and Owner Take-Over/Substantial Completion: .1 Building Completion date to be Tuesday, August 24, 2027. .2 Custodial Period to begin immediately upon Building Completion and will end at Owner Takeover/Substantial Completion date noted below. .3 During the Custodial Period, Contractor shall provide the necessary Temporary Utilities to maintain the building at "operational status" and "ready for take-over" by the Owner. Contractor to expect local utilities will not be available during this period. .4 These Temporary Utilities shall be included in the base bid.
