Renovation of a library in Dublin, Texas. Completed plans call for the renovation of a one-story above grade library.

The City of Dublin is soliciting proposals from qualified contractors for the Dublin Public Library - Cowan Annex Renovation Project. Proposals must be submitted in accordance with the outlined requirements. For general guidance, renovation tasks are listed below. The tasks are broadly stated for guidance purposes only. The following is NOT to be construed as a complete list of the scope of work, or as superseding information gathered (or verified) during site visits. All work is to be performed in strict compliance with City codes and specifications. It is the Contractor's responsibility to visit the various properties to become familiar with existing conditions and site restraints that may impact the progress of the work. The City expects the Contractor to perform all of the following functions, including, but not limited to: A. Foundation Repair 1. Contractor must review and adhere to the Foundation Repair Plan provided by structural and mechanical engineer. B. Demolition 1. Demolition and removal of the majority of the interior structures. 2. Demolition & removal of a non-load-bearing walls. General Contractor will need to verify if walls are load bearing prior to removal with structural engineer. 3. Demolition of floors, cabinets, counters, interior doors, interior windows, interior door & window frames, ductwork, electrical devices, plumbing fixtures and related piping as identified. 4. Remove ceilings, including, acoustic ceiling tiles, light fixtures, diffusers, and ACT grids. 5. Removal of all demolition debris from the site. 6. City staff will remove all site furnishings prior to commencement of work. C. Interior Framing Erecting framing to install a classroom, bathroom, telehealth space, technology storage space, & general storage space. Installation of ceilings, including any necessary framing, grid work and support beams. Installation of all interior window & door frames. D. Electrical 1. Contractor shall coordinate with the utility provider to install a new electrical service connection (service drop or service lateral), including meter base, service entrance, and all required components, if needed. 2. The contractor will install an entirely new electrical system designed to support broadband equipment, HVAC loads, classroom technology, and general facility use, including new wiring, panels, dedicated circuits, outlets, grounding, and code-compliant electrical infrastructure and energy-efficient lighting. E. Plumbing 1. The contractor shall assess the existing plumbing and, if necessary, run a new service line to connect to the city sewer system to ensure full compliance and functionality. 2. Installation of plumbing throughout the building to support a small bathroom & classroom sink. 3. Installation of all necessary components for a small bathroom including an ADA-compliant toilet and handwashing sink. 4. Installation of a separate classroom sink, and a small water heater. F. HVAC 1. Installation of small scale interior HVAC system including thermostat & ductwork as needed. G. INTERIOR FINISH - The scope of work for interior finishes shall include, but is not limited to: 1. Installation of drywall, including taping, floating, texture and painting. 2. Installation of interior doors and associated hardware. 3. Construction and installation of a small set of cabinets to accommodate classroom and bathroom sinks. 4. Installation of high traffic, durable flooring throughout the entire building. 5. Installation of baseboards, trim, and other finishing moldings. 6. Lighting fixtures and electrical outlet covers. 7. Installation of any window treatments or coverings. 8. Hardware for cabinets and storage areas. 9. Any additional finish work necessary to provide a complete, clean, and functional interior space.
