Renovation of a municipal facility in Staten Island, New York. Completed plans call for the renovation of a one-story above grade municipal facility.
NYS OPWDD- Staten Island DDSO is seeking to procure the renovation of a bathroom. Attendance at a site visit is mandatory prior to submitting a quote. This is a NYS Public Works Project where prevailing wages must be paid. Vendors and sub-contractors must be registered with NYS DOL, and a copy of the certificate is required with your quote. When submitting your quote, include a cost breakdown (materials, labor, and overhead) where applicable and list number. Any vendor questions not asked during the site visit must be submitted in writing to: Brooklyn.CMM.Bids@opwdd.ny.gov (within two business days of the site visit: January 9, 2026). This is a NYS Public Works project, and prevailing wages are to be paid. Bathroom Renovation. The vendor shall provide all labor and materials necessary to complete the work in a professional manner according to scope of work. Work is to be completed within 30 days of award, unless modified below. Refer to attached specification for the following scope of work. Site must be cleaned, and all materials secured at the end of each workday. Absolutely no scraps, especially fasteners, are to be left unsecured. Upon completion of bathroom renovation, before removal of equipment and scaffolding, contractor is to schedule a quality control and quality assurance inspection with Plant Superintendent. SCOPE OF WORK includes, but is not necessarily limited to the following: 2 nd floor- NO WORK TO BE INITIATED TILL PO IS GENERATED Cover all Smoke Detector heads throughout the working areas. Removal of tub/ shower and discard. Demolition of entire bathroom and removal of all debris daily. All studs/beams/joists must be exposed for inspection if they are rotted provide new metal studs. (no wood) Stop work order will remain in affect until vendor supplied SOW and material list generated for review and authorization prior to commencing work. All work shall conform to all NYS applicable codes, rules, and regulations. Provide and install new metal door and frame; "C" Labeled 90-minute fire rated with all new hardware and spring hinges for self-closing capabilities. Install Series 1000 Privacy lockset (if one has not been installed previous) Door stop to be installed on floor to prevent door lockset damage to wall tile. New floor Kohler shower pan to be installed 1.5" Sink/counter to be removed and reinstalled Gerber 4" wrist blade (hot/cold arms) chrome faucet shall be installed Ceiling: 5/8 mold resistant Replacement of all access door(s) in ceiling and walls new. All alarm, smoke, heat, sprinkler peripheral devises must be taken care of and installed back to original conditions. Walls 5/8" THK.BD. shall be USG "sheetrock" brand "mold tough" AR fire code X panel Abuse resistant, mold & moisture resistant, fire-resistant gypsum board. All new Duroc 5/8" cement board or equal at all wet areas of tub/shower. Caulk all joints w/ 100% silicone sealant. Schluter Kerdi board and sheeting to be installed on all shower wall, flooring. All new gypsum board shall be taped, spackled, and painted (3) coats. Prime with (1) coat of fresh start high hiding all-purpose primer and topcoat with (2) coats of Aura Bath & Spa mat "532" or equal. Color TBD. Project Title: Renovate 2 nd floor Bathroom. Summary of Work: Complete Renovation of 2 nd floor Bathroom including all finishes, fixtures, and accessories with new ceiling lights. New Kohler 1.5" shower pan to be installed. Drip protection to be installed around drain cups and as per code for no leak below. All plumbing to main drain or stack shall be installed new by a certified plumbing contractor. Install new metal door and frame, spring hinges to be supplied with door. New L1000 series privacy lock to be installed (If none present)- Otherwise remove and reinstall. Provide and install completely new plumbing Delta (with side shut offs) shower body series. Provide shower head and wand with 3' metal hose. Supply and install adhered seamless Schluter Kerdi to walls/ceiling/flooring, for water tightness. Provide and Install porcelain wall tile inside complete shower area at a minimum from floor to ceiling. Outside wall tile to be installed to 6' in height. Remove countertop /sink and save for reinstall. Install new Chrome Gerber Plumbing Commercial 4 in. Centerset 2-Handle Bathroom Faucet with Wrist Blade Handles. All drain lines under sink shall be metal and enclosed with Truebro valve and P trap covers. No nohub/fernco fittings shall be permitted under sink to connect main drain. Main drain shall be hard connected. Electrical The existing ceiling light fixtures shall be replaced with new recessed Halo LED down light (moisture resistant high humidity bath type) model no. SLD606830WH. Locations shall be over water closet, over sink, over door as applicable (if sink area does not cover) and overhead in shower for clear vison. All work to comply with applicable codes. A NYS licensed electrician shall install, complete, and provide written certification sign off for all new electrical work. GFIC outlets must be 5-15R commercial use with tamper resistant type. Overhead exhaust shall be separate from lighting. All lighting switches shall be separate from exhaust fan switch. Any exhaust fan installed shall be replaced with new and vented outside. Any vent installed and vented into a wall/ceiling cavity, shall be removed with wires being removed to nearest box as per NYC Electrical code. Porcelain tiles Shower area to have Kohler shower pan installed 1 1/2 " high step up. Floor tiles shall be 12" x 12" (Sheet is acceptable), installed similar slip resistant porcelain floor tiles. Floor tiles shall be type "DAL". Color shall be dark gray with dark gray grout. Wall tiles shall be 3" x 6" to be installed to 6' in height in brick style. Color shall be white tile with light gray grout. Border tile 4" approx. shall be installed at approximately 4.5' to 5' in height. Mosaic Blue and gray. (see attached) Provide and install new elongated ADA Handicap height water closet to fit existing rough opening. (Glacier Bay Power flush- Mdl. #N2450E-single flush-power flush). Soft close lid to be installed. No wood shims to be used to set new toilet level. Provide and install new stainless-steel grab bars around toilet and in shower - all 3 walls Quantity, size, mounting heights to comply with ANSI/ADA. All/any grab bars to securely mounted to solid wood backing behind finished surfaces to prevent premature failure and code compliance to 250 Ft lbs. of force. Provide and install recessed chrome metal toilet paper holder. Straight fixed shower bar for shower curtain shall be installed at appropriate height. Provide and Install new shatterproof mirror. Sized accordingly. All porcelain tile grout shall have proper waterproof additives (Kerapoxy)((color appropriate)) for proper bonding and waterproofing per Tile Counsel of North America for best installation. This specification is subject to be amended as project required.
