Renovation of a bridge / tunnel in Albuquerque, New Mexico. Completed plans call for the renovation of a one-story above grade bridge / tunnel.
The University of New Mexico Hospital (UNMH) is seeking proposals from Design Professionals for architectural design services for the UNMH Lomas Bridge Revitalization Project. The scope of work includes revitalizing the existing Lomas Bridge down to its structure to support remediation, then rebuilding it with a design that reflects its prominence as an arrival point at the University and connection between the staff parking structure and the hospital. The estimated Maximum Allowable Construction Cost (MACC) is $3,900,000.00. Required design consultants include civil, structural, mechanical, electrical, technology (RCDD), plumbing, behavioral health, landscape, signage, fire protection engineer (NFPA), kitchen consultant, medical equipment consultant, acoustic consultant, and building envelope consultant (BeCx). Design professionals must coordinate with all owner design consultants. Owner provided consultants and information include asbestos inspection, environmental site assessment, boundary and topographic surveys, historical building information, geotechnical report, building commissioning, LEED, medical physicist shielding requirements, medical equipment list, building envelope and structural assessments. Liquidated damages are set at $500 per day. Prerequisites for bidding include signing a Conflict of Interest Form, reviewing and accepting insurance requirements, Resident Veterans Preference Certification, and reviewing and accepting COVID-19 Health and Safety Procedures. Revitalization project occurring to take the existing Lomas Bridge down to structure to support remediation and build back with a design that reflects that it's prominence of arrival at the University of New Mexico, and serve as a connection between staff parking structure and the UNM Hospital. UNMH and UNM will request (3) bridge design options along with (2) alteration options as well after determination is made from original (3) options submitted and (3) materials options that incorporate the Pueblo Revival theme. Include providing 3D renderings of the bridge option selected with flythrough/animation for review from stake holders Provide design/engineering services, cost estimation, and construction administration to support Construction Manager at Risk (CMAR) delivery method with work packages to promote efficient select demolition to promote build back. The awarded design professional is responsible to document, and address all design comments by the awarded CMAR. See attached structural report and exterior assembly evaluation. This project will require at a minimum structural, building envelope, plumbing/drainage, signage, electrical and access control portions to meet the intent of revitatlize the bridge for its intended purpose while meeting all codes adopted by our Authorities Having Jurisdiction (AHJ) including ADA. UNMH is requesting the design include a canopy, providing a covered (non-conditioned) walk path from the garage to the Ambulatory Care Center, and include video message boards with maintenance platform to promote marketing initiatives Issue Notice of Award Procurement Manager 02/27/2026
