Gordon County Schools is seeking a qualified Construction Management (CM) firm to provide construction management services for the addition and renovation of Sonoraville High School. The firm must offer expertise in project planning, cost management, project control, preconstruction and construction techniques, value-engineering analysis, scheduling, and quality assurance throughout all project phases. The services include efficient, economical, and timely delivery of the project within set timeframes, cost, and quality requirements. The CM will participate during pre-construction and construction phases, working with the owner and architect on project planning, preparation of bid packages, bidding, award of trade contracts, and management of construction until occupancy. The project involves constructing a new 1800+/- seat gymnasium, a 250+/- seat theatre, and renovating the existing school with new floor, wall, ceiling finishes, and upgraded MEP systems. Renovation work must be phased to minimize instructional disruptions and coordinated closely with the school. The contract will be a CM at Risk Agreement (AIA A133-2019), with payment based on the cost of work plus a fee with a Guaranteed Maximum Price. The bid target for the project is $22,000,000.
