The City of Warner Robins ("City") issues this Request for Proposal (RFP) to solicit proposals from qualified and experienced firms to design, construct and renovate Simpson/Peavy Park The City seeks a comprehensive design-build solution to modernize the facility, enhance its usability for youth and adult athletics, improve accessibility and safety, and elevate the park's role as a vibrant community gathering space. Project objectives and comprehensive specifications are included in Attachment #1: R-4742 Design Build Services for Simpson-Peavy Park Renovation RFP. Submission of a proposal shall constitute acknowledgement and acceptance of all terms, conditions, and addenda to this solicitation. The City of Warner Robins reserves the right to reject any and all proposals, to waive informalities and technicalities, and to accept or reject any item or combination of items. Concessions Building o Thin-brick over existing block (50' x 30' x 10'). o Install aluminum siding and new metal roof. o Demo/replace sidewalks (160 LF, 6' wide). o Repair soffits; install 3 steel roll-up grills (3' x 3'). o Paint interior, remove exhaust fan, patch hole. o Install mini-splits (1 downstairs, 2 upstairs). o Install T1-11 on upstairs walls, new LED lights, and paint. o Demo/dispose old furniture. o Remove existing outdoor HVAC. Restrooms (21' x 9', building 22' x 20' x 9') o Demo existing partitions, fixtures, accessories. o Install new partitions, fixtures, accessories (including electric hand dryers). o Paint walls; install FRP on back wall. o Patch men's restroom hole; install new LED lights. o Grind/polish concrete floor. o Thin-brick exterior and new metal roof. Maintenance Building o Demo/form/re-pour 20' x 15' concrete pad. o Add new HM door (adjust electrical outlet). o Install LED lighting, 2 mini-splits upstairs, insulation, drywall, and ceiling fans. o Install stair handrail, reinforce stairwell, and plywood upstairs floor. Lighting (x20 poles) o Demo existing light poles. o Install new light poles with LED sports lighting. o All ballfield lighting must match and or be compatible with the sports lighting system and remote lighting controls located nearby at the North Houston Sports Complex, 900 North Houston Lake Road. Peavey Park Field #1 o Replace fencing with 6ga finish/9ga core black poly-coated fencing. o Demo bleacher pad, bleachers, scoreboard, and foul poles. o Install new bleacher pad, bleachers, shade canopy, scoreboard, and foul poles. o Retrofit existing light poles with new LED fixtures. o Install 300 LF of outfield safety netting. Field #2 o Replace fencing with 6ga finish/9ga core black poly-coated fencing. o Demo bleacher pad, bleachers, scoreboard, and foul poles. o Install new bleacher pad, bleachers, shade canopy, scoreboard, and foul poles. Pavilion o Construct new pavilion with slab (to match existing) to replace metal carport. o Install 180 LF of sidewalk connecting concessions to pavilion Concessions/Restrooms o Thin-brick exterior to match pavilion (including 4 columns). o Wrap soffit; install mini-split (1). o Paint restrooms, replace toilets, mirrors, LED lighting, and hand dryers. o Remove tables; pressure wash surrounding concrete. o Install 180 LF sidewalk connection. Shared / Systemwide Improvements Pickleball Courts (at existing tennis courts) o Demo fencing; install new 6ga finish/9ga core black poly-coated fencing. o Construct 3 pickleball courts, resurfacing as needed. o Demo old poles; install new LED sports lighting. Irrigation o Demo/replace irrigation across all fields and common areas. o Grade ballfields as needed. o Install new irrigation system throughout the park and construct new irrigation pump house/control room, irrigations controls and timers Sports Turf o Demo existing grass on all fields/common areas. o Grade fields, amend soil as needed. o Install new Bermuda 419 or TifTuf turf throughout park -TBD o Maintain grow-in period (6-8 weeks)
