Demolition, site work, renovation and addition to a mixed-use development in Atlantic, Iowa. Completed plans call for the addition of a educational facility; 21,500-square-foot educational facility; educational facility; 4,200-square-foot educational facility; 6,500-square-foot, five-room educational facility; educational facility; 15,900-square-foot educational facility; and 4,000-square-foot educational facility.

The Atlantic Community School District intends to construct building additions and renovations at four attendance centers: Washington Elementary School, Schuler Elementary School, Atlantic Middle School, and Atlantic High School. The work includes: - Washington Elementary School: Phase 1 classroom addition for Kindergarten and 1st Grade (approximately 21,500 SF); Phase 2 demolition of the 1958 and 1962 sections and construction of a new addition (approximately 15,900 SF) including a secure entrance, cafeteria, and specialized instructional spaces; new Pre-Kindergarten classroom addition on the east side with five rooms (approximately 6,500 SF) and playground; additional parking and new pre-kindergarten drop-off lane (approx 20 stalls); minor interior renovations to the 1986 two-story building for 2nd and 3rd grades; minor improvements to the bus lane, drop-off curb, and sidewalk. - Schuler Elementary School: renovation of gang-style student restrooms on all three levels and secure entrance improvements. - Atlantic Middle School: demolish the existing skywalk connection to Schuler Elementary and construct a new, larger sky bridge providing a commons area and space for student dining (approx 4,000 SF); secure entrance improvements. - Atlantic High School: classroom addition with four general-purpose classrooms (approx 4,200 SF); secure entrance improvements; media center and flexible use small group gathering space renovations. A Construction Manager at Risk (CMR) will be engaged using a two-step solicitation process and a Guaranteed Maximum Price Contract. CMR qualifications include firm description and project personnel, completion of at least three projects of similar scope and complexity, references, financial stability, ability to meet district needs, and safety record. Qualified respondents will submit proposals including proposed fees, evaluated for best value based on published selection criteria. Statement of Qualifications Due (Before 2:00 PM) January 26, 2026
