New construction of an elderly care / assisted living facility in Medford, Massachusetts. Working plans call for the construction of a six-story above grade elderly care / assisted living facility.
As of January 21, 2026, the owner has determined a pre-qualified list of Design build companies. Qualified architectural firms registered in Massachusetts with relevant experience are requested to provide construction administration services for Phase 1 Redevelopment of Walkling Court, a state-assisted elderly housing development in Medford, MA. The property will be converted to federally assisted housing through the U.S. Department of Housing and Urban Development’s Restore/Rebuild program. Basic services required include construction administration and supervision, as well as any design services needed for that phase of the redevelopment, which involves $92 million in new construction of a six-story mid-rise building. Design documents are complete. This is a qualifications-based RFP, and the most qualified respondent will be selected according to the criteria set out, with subsequent negotiations on service fees. Proposals must be submitted by Monday, January 12, 2026 at 2:00 p.m. Proposal requirements and further details are available by email. The selected firm shall provide a full range of construction administration services in connection with the Phase 1 Walkling Court Redevelopment. Specific services include, but are not limited to: A. General Services 1. Review and become thoroughly familiar with the existing Bidding and Construction and Contract Documents for the Phase 1 Walkling Court Redevelopment. 2. Utilize the Procore Construction Management software in the administration of the Walkling Court project. 3. Assist the Owner in the bidding of the construction project by answering any RFI or clarification questions that result during the bidding process. 4. Assist the Owner in the selection of the contractor using a qualification-based RFP process. 5. Provide the required A/E certifications for financial closings 6. Administer the Construction Contract between the Owner and selected contractor for the Phase 1 Walkling Court Redevelopment. 7. Manage all project conferences and meetings. Take and distribute meeting minutes in a form acceptable to the Owner. 8. Review and Approve Construction Progress Schedule and Schedule of Values submitted by Contractor. 9. Make modifications in drawings and specifications to correct errors, clarify intent, accommodate change orders, and reflect actual field conditions. 10. Advise the Owner on needed interpretations (other than legal interpretations) and clarifications of the Construction Contract Documents. 11.
