Renovation of a mixed-use development in Honolulu, Hawaii. Completed plans call for the renovation of a educational facility; and laboratory facility.

UHM - Holmes Hall Building Classroom and Laboratory Renovation Start of Service Date: 05/01/2026 End of Service Date: 05/31/2027 The scope of work includes the renovation of Holmes Hall Rooms 448, 449A/B, 449, 453A, 458, and limited exterior work. Work shall include, but is not limited to, new vinyl composition tile, resilient base, painting, rerouting of AC and lighting, plumbing, air conditioning, insulations of mechanical systems, electrical, fire alarm, hazardous material abatement, structural steel, metal doors and frames, finish hardware, laboratory fume hoods and casework The deadline to submit requests for clarification of the requirements of this IFB is on January 13, 2026. All clarification requests shall be submitted via HePS QUESTIONS AND ANSWERS section, and all responses shall be issued in an addendum. 1. Room OFC 458 work to include: Providing new 6-foot-wide door between 458 and 449, including associated frame and hardware. Capping off water and sanitary connection in 458B, replacing lighting fixtures with LED lighting, providing access panel in room 458AA and 458AB. Painting of existing walls and ceiling, providing a new chase wall, VCT flooring over the existing floor and wall base, and hazmat report for existing flooring. Demolition work to include removal of existing partition walls and associated doors at 458A, 458AA and 458AB, removal of existing humidifier, existing countertops in room 458AA and 458AB, and existing ceiling tiles and other ceiling tile components. Installing fume hood, work surface, and base cabinet. Installing casework and sink. 2. Room OLAB 458 work to include removal and replacement of existing acid sink, faucets, and fume hood. Providing ceiling air devices, relocating existing wall mounted thermostat. Modifying existing plumbing in the partition walls to accommodate wall removal. 3. Room OFC 449 work to include: Providing new 6-foot-wide door between 458 and 449, and associated door frame and hardware. Painting of existing walls. 4. Room CLAB 449A work to include: Repair and modification of the make up air system for the room and painting of existing walls. 5. Room CLAB 449B: Removal of existing furnace and related exhaust ductwork. Modifying existing exhaust system for the furnace. 6. Room OFC 448 work to include: Painting of existing walls. 7. Room CLAB 453A work to include: Disconnecting, removal and disposal of existing light switch and wiring in wall to be demolished. Disconnecting, removal and disposal of existing receptable wiring in wall to be demolished. Removal of selected existing telecom outlet box, raceway and wires. Disconnecting, removal and disposal of existing power patch panel and wiring. New light switch and wiring. New wiring to re-power existing receptables cut off due to wall removal. Provide structural steel support for existing transformer. 8. The University reserves the right at any time, If additional funds are available, to add additional work to the project scope to include, but not be limited to new work, repairs, upgrades, and demolition. Any additional work shall generally be within the Project limits.
