Site work, outdoor lighting and renovation of a mixed-use development in San Antonio, Texas. Completed plans call for the renovation of a swimming pool; for outdoor lighting for a swimming pool; for site work for a water / sewer project; and swimming pool.

Remove and Replace the Plaster in the Main and Kiddie Swimming Pools at Forest Oaks Pool Facility. He Work Also Includes Removing and Replacing the Coping, Tiles Below the Coping, Black Lane Tiles, Tile Stainless Steel Handrails, Drain and Inlet Covers, Fixtures and Underwater Pool Lighting as Described in the Construction Documents and Specifications The Above Work is Considered Subsidiary to the Removal and Replacing of the Plaster. The Contractor Shall Supply All Labor, Materials, Equipment and Incidentals Necessary to Provide a Complete Operating System. Question Deadline 01/09/2026 at 3:00 PM CT - All questions about the meaning or intent of the Bidding Documents are to be submitted to ENGINEER via email with "BID #2025-09 SWIMMING POOL REHABILITATION" placed in the subject line to Byron Sanderfer, Ardurra Group, Inc. at BSANDERFER@ARDURRA.COM. SUMMARY A. Furnish labor, materials, tools, appliances, services and facilities; perform work and services for accomplishment and completion of all work of construction indicated on drawings and described in these specifications, in accordance with all portions of Contract Documents, Change Orders issued thereto, and Building Code. 1. Items of work or materials indicated on drawings as "Not in Contract (NIC)" or mentioned in specifications to be furnished by Owner are not to be included in proposal. 2. Contractor cooperates with others employed separately by Owner for equipment installation or performing special work relating to this project and shall protect all such installation or materials in accordance with General Conditions. 3. Owner always retains right to deliver, place, and install materials as work progresses where there is no interference with Contractor. Such preliminary occupancy shall not be construed as acceptance of such portions. B. Drawings will indicate dimensions, position, and kinds of construction. 1. Indication of the drawings or mention in the specifications of articles, operations or methods requires that the Contractor provide each item indicated or mentioned of the quality, or subject to the qualifications noted; perform according to conditions stated for each operation described; and provide all necessary labor, equipment services, and incidentals. C. Scope Prepare plans and specifications for the items: 1. Sand blast pool shell 2. Identify cracks in pool shell. 3. Specify new plaster finish. 4. Remove existing pool drain covers and replace with new drain covers that are compliant with current entrapment standards. 5. Replace drain plumbing from under pool to equipment enclosure. 6. Replace existing in-pool lighting. Scheduling of the Work 1. Prior to any construction work, Contractor shall first obtain City approval for yard storage fencing and establish vehicular and pedestrian access. In addition to any demolition specified and that specifically shown; cut, move or remove items as necessary to allow new work to proceed including items as follows: 1. Repair or removal of hazardous or unsanitary conditions. 2. Removal of abandoned items and items serving no useful purpose, such as but not limited to abandoned piping, conduit and wiring. 3. Removal of unsuitable or extraneous materials such as abandoned slabs, foundations and debris. The Work shall be substantially complete by May 4, 2026, or within 45 days after issuance of a Notice to Proceed. The Work shall be completed and ready for final payment within 55 days after the issuance of a Notice to Proceed.
