Renovation of a transportation facility in Orlando, Florida. Working plans call for the renovation of a 334,725-square-foot transportation facility.
**As of April 22, 2026, this project has not yet been awarded. The interviews are tentatively scheduled for May 13, 2026.** The purpose of this Solicitation ("RFSQ") is to select a Design/Build Contractor (referred to herein as "Contractor" and "Respondent") to provide all labor, equipment, materials and services to design, permit, remove and replace the existing roof on Areas 2-6 of the North Terminal Complex buildings. Refer to the drawing in Attachment A Project Plan for locations. Question Deadline 01/16/2026 at 5:00 PM ET Respondents shall submit all inquiries regarding this Solicitation via online . All answers to inquiries will be posted on online . The scope of services is not intended to be all inclusive of the work to be performed. This generalized scope has been prepared so that responses will be written using a common basis. The Proposer's own experience should allow it to amplify the scope in its Response. o Adjustments to the Project and/or Scope of Services may be made as the design progresses. Complete roof replacement at the Orlando International Airport (MCO) North Terminal. Overall scope includes AREAS 2-6 as indicated in the roof diagram (Next Slide). Other areas of the terminal building will be completed under a separate contract and are EXCLUDED in this scope of work. This project will use the Design-Build project delivery method. A single team will provide both Design and Construction Services under one contract with the Airport. Most areas: Modified bituminous roofing over lightweight concrete decking Other roofs: Modified bituminous roofing over rigid insulation over metal decking/concrete Other roofs: Plaza deck roofing assembly All roof assemblies detailed in the DCP package Project includes several Alternates and Allowances as described in the DCP package This is a design/build project which involves the design and construction of a complete roof assembly replacement for Areas 2 through 6 (refer to Attachment A Project Plan), primarily located on the west side of Terminals A & B buildings. The total roof area is approximately 334,725 SF. The Contractor shall provide a detailed project schedule, including the duration of each area and project execution plans. Areas 2 and 3 are in the center of the building and they will be included as part of the base bid. Areas 4 through 6 are situated in the northern and southern portion of the building and they will be bid as alternates. To expedite completion, it is preferred to have 2 roofing crews working concurrently throughout the project. The Contractor shall be responsible for: 1.Compliance of documents with Factory Mutual Global requirements, GOAA Requirements and all applicable local codes. GOAA Requirements will be provided to the short-listed firms during Step 2 of the evaluation process. 2.Obtaining and paying all required permits and associated fees. 3. Provide full project management services, including safety planning and schedule oversight. 4. Conduct weekly progress meeting and coordinate with the Owner's Authorized Representative (OAR). 5. Tracking and managing all the RFIs and submittals throughout the duration of the project. During the design phase, the Contractor shall follow the Design Criteria Package, conduct necessary site visits, surveys and reports to complete 100% construction drawing set with specifications, calculations and details. Drawings shall comply with all the GOAA requirements for CAD BIM standards. Project deliverables shall be at 30%, 60% and 95% for review. The contractor shall provide as-built drawings and Construction Administration services during construction phase. The Design Criteria Package will be provided to the short-listed firms during Step 2 of the evaluation process.
