Renovation of a municipal facility in Corinth, Vermont. Completed plans call for the renovation of a municipal facility.

Scope of Work includes (but is not limited to): rear facade siding replacement, window replacement, insulation, ventilation, lighting, gutter and downspouts, ADA accessible ramp replacement, foundation, porch framing, and standing seam roof. Bidders should contact the Town Hall Facility Manager to coordinate the mandatory site visit and submit questions in writing. All plans and required documents, including addendums, are available online and at the town hall during regular business hours. Minority, veteran, women-owned, or small local businesses are encouraged to submit a proposal. The intent of this Scope of Work is to provide a general overview of the project. Additional details and specifications are provided in Appendix I by the architectural drawings prepared by R. Edwards & Company (Montpelier, Vermont) titled "Corinth Town Hall Access Project", dated November 12, 2025 (Plan). Rear Facade 1. Remove existing vinyl siding and associated aluminum trim and flashing (windows, sofit, eave, etc.) on rear exterior wall. 2. Remove existing aluminum storm windows on main level windows. Storm windows shall be saved and given to Owner in useable condition. 3. Remove three existing windows in their entirety on second floor. Existing windows shall be saved and given to Owner in useable condition. 4. Remove existing gutter and downspout. 5. Remove aluminum flashing from existing south eave bracket(s). 6. Remove existing gooseneck exterior wall light fixtures and give to Owner in useable condition. 7. Care shall be taken when removing existing siding, fascia, soffit, trim, etc., at the limits of the project. Any damage to adjacent building features shall be repaired at the expense of the contractor (time and materials). 8. Evaluate existing clapboard siding and trim with Owner. Photo document areas of existing siding and trim that are agreed upon to be irreparable (assume 75% of the existing siding will need to be replaced). Replace irreparable areas of existing siding and trim and rehabilitate remaining siding and trim. 9. Insulate rear exterior wall with dense-pack cellulose insulation as needed per the requirements of the Plan. 10. Evaluate rear roof eave with Owner and repair all rotted framing and trim. Install new eave brackets and trim. 11. Coordinate the relocation of the existing office air handler intake and exhaust ports with the Owner to an agreed upon location. 12. Install new specified gutter and downspouts at the locations indicated on the Plan. 13. Install new specified windows in second floor openings. 14. Install new specified storm windows on main level existing windows. 15. Install specified bathroom exhaust fans and exterior vents at the locations indicated on the Plan. 16. Install new gooseneck light fixture at the location indicated on the Plan. ADA Accessible Ramp and Entrance 1. Construction of new ADA accessible ramp and entrance shall be appropriately coordinated with rear facade construction. 2. Worksite shall be sufficiently barricaded to prevent public access during construction. 3. Remove existing ADA accessible ramp and entrance porch (framing, decking, railings, footings, roof, etc.). 4. Expose building foundation as needed in the general area of the removed porch and evaluate existing structure sill plate and band board. Evaluate integrity of both with Owner and replace damaged components as needed. 5. Install new porch foundation, foundation drain, and gutter downspout connections at the locations shown on the Plan. 6. Install new GFI outlets and rough in porch light wiring at the location shown on the Plan. 7. Install porch framing and posts per the requirements of the Plan. 8. Install porch and ramp decking, access hatch, and ADA compliant metal bar grates per the requirements of the Plan. 9. Install railings, porch windows, and porch/post trim per the requirements of the Plan. 10. Install porch roof sheathing and standing seam roof. Trim and flashing to be installed per the requirement of the Plan. 11. Install stairs and ramp reinforced concrete slabs at the locations shown on the Plan. 12. Install the specified porch light fixtures at the locations indicated on the Plan. Bidder Questions Due Tuesday, January 27, 2026 All requests shall be made via email at normcollette5519@gmail.com.
