TPO Roof Layover - 3220 Frederick Avenue - BCFD #30 Question Deadline 01/23/2026 at 2:00 PM ET Online Portal No Pre-Bid Conference Data Found 1. Provide all labor, materials, equipment and facilities to perform a TPO layover of the existing roof on a 2-bay firehouse located near the intersection of Frederick and Caton Aves. in SW Baltimore. 2. Prepare the existing modified bitumen roof at 3220 Frederick Ave. in accordance with the TPO manufacturer's recommendations to achieve a 20-year unlimited warranted roof when completed. Perform factory inspections as needed for warranty and include all manufacturer's costs to provide a "20yr. no dollar limit" warranty. 3. Make wood deck repairs if needed with _" plywood and make flush using coverboard. 4. Cover existing roof membrane with GAF SA Vapor Retarder XL. 5. Install 1/2" J-M ProtectoR HD (2.5 R) polyiso coverboard (or equal) mechanically fastened thru existing roof layers to wood deck beneath using TPO manufacturer's recommended fasteners, adhesives and methods. 6. Install GAF .060 TPO (white or other standard color, thermoplastic polyolefin) single layer roof membrane by GAF, Mule Hide (or approved equal). Use TPO manufacturer's vertical wall and chimney flashings with termination bar, TPO/aluminum drip edge and TPO boots at penetrations; use a TPO manufacturer's termination flashing accessory at all TPO membrane edges or terminations. 7. Evaluate existing gutters and downspouts to remain. Repair or replace as needed and ensure downspouts are open from gutter to grade and through rain leaders to curb or storm inlets. 8. Install new bronze .027 aluminum coping and fascia at parapet walls. 9. Masonry chimneys will be repointed by others as needed prior to the work in this contract. 10. Ensure positive flow to all gutters and downspouts. 11. Provide 20-year no dollar limit manufacturer's warranty for materials and labor on TPO overlay roof. 12. All areas are to be kept clean and free from debris and all debris removed completely from the site each day. The station will remain operational during this work and no interference with BCFD daily operations can be permitted. 13. Reference Marren Architects Spec Section 075400 - TPO Roof.
