Site work, new construction and renovation of a fitness / recreation center in Grapevine, Texas. Working plans call for the construction of a 15,600-square-foot fitness / recreation center; for the renovation of a 17,000-square-foot fitness / recreation center; and for site work for a fitness / recreation center.

A timeline for construction has not yet been established.” The firm must demonstrate that they have the resources, experience and qualifications necessary to provide services in connection with Construction Manager at Risk Services for the construction project. This Request for Proposal for a Construction Manager at Risk (CMAR) outlines the project specific requirements essential to the successful implementation of the project and to maintaining a high standard of service for patrons of The REC of Grapevine. The city seeks a firm with proven experience in project delivery models that integrate the construction team during the design phase, applying Lean Construction principles to enhance efficiency, collaboration, and overall project outcomes. Proposers should provide evidence of prior participation in high-performing, integrated project teams, with clearly demonstrated examples of measurable, value-added outcomes for the Owner. All questions regarding the terms, conditions or specifications of this bid must be submitted by 2:00 p.m. CT January 23, 2026, through the online system. PERFORMANCE BOND AND PAYMENT BONDS The construction manager-at-risk shall deliver the bonds not later than the 10th day after the date the construction manager-at-risk executes the contract. The project incorporates both the renovation of designated portions of the existing facility and the construction of new program areas, including new functional fitness/turf and fitness spaces, additional Classroom capacity, and enlarged Child Watch and Administrative areas. The proposed scope of work includes the renovation of approximately 17,000 square feet of existing building area, as well as roughly 15,600 square feet of new construction.
