Renovation of a mixed-use development in Belmont, Massachusetts. Completed plans call for the renovation of a 74-unit multi-residential development; and clubhouse / community center.
The project consists of removing and replacing windows in existing masonry openings in 74 units across 3 residential buildings. Work includes the replacement of composite masonry sills and exterior trim, selective replacement of interior trim, painting of trim, furnishing and installing through-window air source heat pumps (148 units in total), providing new power outlets and surface raceway for heat pumps, and asbestos remediation of sills and windows. There is also an alternate for similar scope of work at the community building. Filed sub-bid is required for electrical work. Bids must be submitted online as hard copy bids will not be accepted. Contractors must register as electronic bidders as per the instructions in the bid documents. General bidders must be certified by DCAMM in General Building Construction and submit the required DCAMM Certificate of Eligibility and Prime/General Contractor Update Statement. Filed sub-bidders must be DCAMM certified in the specified trades and submit respective certificates and statements. Bid deposits of at least five percent of the greatest possible bid amount (including alternates) are required, made payable to the Belmont Housing Authority. All contractors must agree to minimum participation benchmarks for minority and women business enterprises as set by the Supplier Diversity Office, and workforce participation benchmarks as required under statutory guidelines.
