Step 1, Request for Qualifications, determine qualified Offerors that received this Request for Proposal (RFP). Submission of a proposal is limited exclusively to Offerors who meet the qualification requirements established by the Owner. This RFP is not an open solicitation, and proposals will only be accepted from firms that have been determined to be qualified in accordance with the criteria and procedures outlined in the solicitation documents and applicable procurement regulations. Firms that have not met the qualification requirements, or that have not been identified as eligible Offerors, are not permitted to submit a proposal for this CMAR RFP. Construction of a New High School Facility designed to accommodate approximately 2,000 students. 2. Renovation and Remodeling of "The Main" Building, a multi-story structure containing 69,140 square feet, to ensure compliance with current building codes, accessibility standards, and design requirements. The combined work shall deliver a modern, safe, and functional educational campus that supports 21stcentury learning environments, fosters community engagement, and provides flexibility for future growth. a. New High School Construction o Site Preparation and Development o Surveying, grading, and preparation of site infrastructure. o Installation of utilities including water, sewer, storm drainage, natural gas, electrical, data, and telecommunications. o Construction of access roads, parking areas, bus loops, student drop-off/pick-up zones, fire lanes, and site lighting. o Landscaping, irrigation, signage, fencing, and outdoor learning/recreation spaces. o Building Design & Construction o New high school building designed to accommodate ~2,000 students. o Spaces to include but not be limited to: - General classrooms, specialized labs, and collaborative learning areas. - Administration and counseling offices. - Performing Arts Program - Black Box Theater - Media center/library and technology support spaces. -Cafeteria and full-service kitchen. - Maintenance, custodial, and storage areas. o Integration of energy-efficient systems, mechanical/electrical/plumbing (MEP) infrastructure, fire protection, and security/access control. Construction compliant with applicable building codes, ADA standards, and educational design guidelines. b. Renovation of "The Main" Building (69,140 sq. ft.) o Interior Remodeling o Selective demolition and abatement of outdated or non-compliant systems/materials. o Renovation of classrooms, offices, common spaces, and restrooms to meet current accessibility, safety, and functionality standards. o New finishes, flooring, ceilings, and lighting where required. o Upgrades to technology, data, and communications infrastructure. o Building Systems o Replacement/upgrade of HVAC, plumbing, and electrical systems as needed. o Fire alarm, life safety, and sprinkler system upgrades to meet current codes. o Installation of modernized security systems and controlled entry points. o Exterior and Structural Improvements o Building envelope repairs including roofing, windows, and exterior walls as required. o Code-compliant accessibility improvements (ramps, elevators, entrances). o Site improvements immediately adjacent to the building (walkways, lighting, landscaping). c. Demolition of existing buildings as required to make way for the New High School
