Renovation of a multi-residential development in Woburn, Massachusetts. Completed plans call for the renovation of a 14-unit multi-residential development; 17-unit multi-residential development; 11-unit multi-residential development; and 13-unit multi-residential development.
**As of February 24, 2026, this project has not yet been awarded. A timeline for the award has not yet been established.** The project consists of demolition of selective wall and floor construction and finishes, mechanical, plumbing, and electrical, and bathroom fixtures. Installation of new work to provide bathroom modernization at 17 units at Buildings A1, B1, and F as shown on the drawings. Alternate No. 1 covers bathroom modernization at 11 units at Buildings B2 and D. Alternate No. 2 covers bathroom modernization at 13 units at Buildings A3 and C. Alternate No. 3 covers bathroom modernization at 14 units at Buildings A2 and E. The work under the Contract consists of: 1. Bathroom modernization at seventeen (17) apartment units at Buildings A1, B1 & F, as shown on the drawings, including the following: a. Demolition of flooring, toilet room accessories, plumbing fixtures, selective wall removal, and mechanical and electrical items. Installation of new wall surfaces, flooring, doors, windows, plumbing fixtures, bath exhaust fans, electrical, toilet room accessories, etc. b. Painting of entire bathroom including walls and ceilings, doors and frames, and associated trim, unless noted otherwise. 2. The existing buildings in which the construction is to be carried out, will be occupied by the residents. Prior to the end of each day's work, the sink and toilet must be re-installed in good and proper working order prior to the contractor leaving the job for the day. 3. Disposal of all items above at a legal off-site dump in accordance with all laws, ordinances, rules and regulations pertaining to the disposal of materials from the job site. 4. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 5. Providing and restoring, where appropriate, all temporary facilities. 6. All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. 7. Provide Alternate Prices for the following items of work in accordance with Section 01.23.00 - Alternates: ALTERNATE NO. 1 - Bathroom Modernization at 11 Units at Buildings B2 and D. Increase in time for completion of 110 days. ALTERNATE NO. 2 - Bathroom Modernization at 13 Units at Buildings A3 and C. Increase in time for completion of 130 days. ALTERNATE NO. 3 - Bathroom Modernization at 14 Units at Buildings A2 and E. Increase in time for completion of 140 days. B. In addition, the Work under the Contract includes: 1. Work outside the project site as called for in the Contract Documents and as required for the performance of the Work. 2. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 3. Providing and restoring, where appropriate, all temporary facilities. C. Additional Selection Criteria: 1. General Bidders must meet the additional selection criteria stated in Article 8.8 of the Instructions to Bidders. 2. If the Awarding Authority (Owner) cannot verify compliance with the additional selection criteria from the apparent low bidder's Update Statement, the Awarding Authority (Owner) or its Architect may request the bidder provide additional documentation demonstrating compliance with the Contract requirement. This may occur after the general bid opening, but prior to the Contract Award Bids are subject to M.G.L. c.149 44A-J and to minimum wage rates as required by M.G.L. c.149 26 to 27H inclusive. General bidders must be certified by the Division of Capital Asset Management and Maintenance (DCAMM) in the category of General Building Construction. The Contractor must agree to strive to achieve a 3% Veterans Business Enterprise (VBE) participation goal General bids and sub-bids shall be accompanied by a bid deposit that is not less than five (5%) of the greatest possible bid amount (considering all alternates) and made payable to the Woburn Housing Authority. Sub-trades required for the project include painting, plumbing, ventilation, and electrical. Filed sub-bidders must be DCAMM certified for the relevant trades and submit a current DCAMM Sub-Bidder Certificate of Eligibility and a signed DCAMM Sub-Bidder's Update Statement. All bids must be prepared and submitted online at www.Projectdog.com. Hard copy bids will not be accepted by the awarding authority.
