The Town of Lincoln Pierce House Committee is soliciting sealed bid responses for roof replacement work at the Pierce House, 17 Weston Road, Lincoln, MA. The project involves work at a historic venue that hosts public and private events. Prevailing Wage Rates apply. A walk-through of the site is strongly encouraged to ensure understanding of the scope and the historic nature of the property. Questions may be submitted via email by the specified deadline. Sealed bid responses must be submitted by the specified date and time, either by mail or hand delivery to the Lincoln Select Board Office. Bids will be publicly opened and read. The Town will award the contract to the lowest responsible and responsive bidder within seven business days of bid acceptance. Responses will be provided no later than Tuesday, February 17, 2026. Scope of Work - Rubber Roof Replacement - Six (6) Roof Sections: 1. Roof Preparation and Demolition a. Remove existing rubber membrane roofing from all six (6) roof sections. b. Remove all existing flashing materials. c. Properly dispose of all removed materials in accordance with local regulations. d. Protect existing insulation layer during removal operations. 2. Perimeter Nailer Installation a. Furnish and install new pressure-treated wood nailers at the perimeter of all six (6) roof sections. b. Nailers must be sized and installed per manufacturer specifications and building code requirements. c. Ensure proper attachment to existing roof structure. 3. Insulation Installation a. Over existing insulation layer, furnish and install new 1/2" high-density polyisocyanurate (ISO) insulation. b. Install insulation in accordance with manufacturer specifications. c. Fasten insulation per manufacturer requirements for wind uplift and building code compliance. d. Ensure proper insulation coverage at all roof areas. 4. EPDM Rubber Membrane Installation a. Furnish and install .060 mil thickness EPDM (Ethylene Propylene Diene Monomer) rubber roofing membrane over insulation layer. b. Install complete roofing system including all required flashing components and accessories. c. All seams to be properly adhered or welded per manufacturer specifications. d. Install all penetration flashings, pipe boots, and roof accessories as required. e. Provide manufacturer's warranty documentation upon completion.
