Renovation of an educational facility in Minneapolis, Minnesota. Conceptual plans call for the renovation of a educational facility.

Design work may include, but is not limited to: existing roof tear-off and replacement with a Minnesota State-approved roof system; evaluation of the roof structure for snow loads and potential requirements for solar panel installation; evaluation of mechanical work to determine if replacement or reconfiguration of roof drainage systems is necessary to meet codes and Minnesota State Facilities Design Standards; raising mechanical units to meet minimum base flashing heights; relocating or modifying associated mechanical piping and electrical conduits as required; replacing roof hatch; adding or modifying roof access ladders; removing or replacing skylights; evaluating and preparing a scope plan for masonry repairs including but not limited to installation of through-wall flashings, window replacement, and raising access doors; ensuring water-tightness of the building envelope and integrity of the roofing system, as required for the particular roof project. All design must comply with the Minnesota State Facilities Design Standards, the Minnesota State Reroofing Design Standards Manual, and the Minnesota State Exterior Masonry Design Standards Manual. If structural analysis shows that modifications to the existing structure are needed to meet current code requirements, the Structural Engineer should provide a narrative adequate for estimating the costs of design and construction to make these corrections. If approved, fees to execute the structural design will be negotiated separately. Proposals must include Bidding, Construction Observation, and Construction Administration Phase Services. Full-time roof observation during construction is required; Roof Observers must have thorough knowledge of roofing details, flashing, and roof and building systems, and ensure conformance with the design documents, making daily assessments and reports. Firms must have roofing-specific testing capabilities, in-house or via a certified lab, with guaranteed test results within 48 hours. Roof testing includes, but is not limited to: infrared scans, evaluation of aggregate and other roofing materials, and evaluation of roof test cuts for ASTM standards conformity. The method of Contractor Selection has not been Determined at this time.
