Renovation of a mixed-use development in Claremore, Oklahoma. Completed plans call for the renovation of a two-story above grade educational facility; two-story above grade, 18-unit multi-residential development; and two-story above grade office development.
Herrington Hall is a multi-use facility, a 2-story complex consisting of classrooms, administration and faculty offices in Herrington, and 18 apartment units (Ledbetter Hall) at the rear of the building. The HVAC consists of various high efficiency split systems serving multiple areas. For information regarding the general provisions of this 'Request for bid', contact: NAME: Christie Lamberson, Procurement Coordinator TELEPHONE No.: 918.343.7790 For clarification of the technical requirements of this 'Request for bid', contact: George Proctor Physical Plant 918-343-8351 918-343-7808 E-MAIL ADDRESS: clamberson@rsu.edu gproctor@rsu.edu HERRINTON HALL - The building consist of the following quantity and size HE split systems: 1 - 11/2 Ton, 8- 2- ton serving offices, 10- 5 -ton serving commons, and classrooms, 7- 7.5- ton twinned units serving large classrooms, 2-10-ton twinned units serving auditoriums. NOTE: The 8 - 2-ton units will be reduced to 1 1/2 -ton units. Each system air-handler/coil are in interior mechanical closet. Corresponding condensers are located on the roof. The roof can be accessed thru an existing roof hatch or by contractor provided high lift. Project Execution: 1. Contractor to utilize existing return & supply grills, ducts, and plenums as practical. It is anticipated that contractor will need to modify/replace ductwork as needed with installation of new equipment. 2. Install new air handlers and condensers, reusing existing, ductwork, refrigerant lines, thermostats, associated wiring and electrical disconnects to the extent possible; report damaged or unusable existing equipment. Contractors should expect to modify framing and drywall for the removal and installation of the air-handlers. 3. Existing thermostats will not be replaced. 4. All HVAC is remotely monitored by JCI control systems, contractor to ensure new units are responsive to JCI controls. Control wiring is routed to the existing thermostats. 5. Units 5 ton and above have duct detection devices, contractor to ensure that the equipment is installed and responsive to fire safety systems. Contractor may need to coordinate with RSU life safety vendor (Firetrol) for assistance with duct detection installation. 6. Units 5 Ton and larger are 208 voltage 3 phase. 7. Contractor wil replace all HVAC condenser pad covers with new galvined metal covers 8. Contractor to replace all line-set insulation as required. 9. Contractor will replace all condenser electrical disconnects and whips. 10. Contractor will ensure that all units are in A-1 working condition and perform as required. 11. Contractor to remove all construction debris from interior and exterior of units as required leaving units in a clean condition. Contractors can use RSU utilities as needed that are associated with the project. 12. Contractor to provide all labor, materials, tools and equipment required to install all units. 13. Contractor shall construct, install material and equipment per 2024 Regulatory Codes for each of Mechanical Electrical and Plumbing trades. 14. Contractor will protect all RSU property, i.e. floors walls, furnishings, shrubbery from damage. Damage to RSU property as the result of contractor negligence will be repaired or replaced at no additional cost to RSU
