Disclaimer: IN ORDER FOR YOUR BID TO BE CONSIDERED A LEGAL BONAFIDE BIDDER ON THE PROJECT, DOCUMENTS MUST BE PURCHASED FROM REMINGTON, VERNICK ENGINEERS DIRECTLY Project Locations: Park Avenue Intermediate School 280 Park Avenue Freehold, NJ 07728 Freehold Learning Center 30 Dutch Lane Freehold, NJ 07728 Heavy Construction - June 24, 2026 - August 21, 2026 PHASE II - BASE BID 1. Removal of existing toilet partitions as noted within the contract documents. 2. Removal of existing floor mounted water closets, as well as wall mounted lavatories and urinals. Retain piping where fixtures are to remain in the exact location. Cap piping behind wall and/or below slab at locations where urinal and lavatories are to be removed permanently. Seamlessly patch walls to install new finishes as shown within the contract documents. 3. With minimal damage to existing surfaces remove of existing tile from both GWB and CMU walls as shown within the contract documents. Seamlessly patch walls as required to except new wall tile. 4. Removal of existing toilet room accessories, including but not limited to surface mounted mirrors, grab bars, soap, paper towel and toilet paper dispensers and sanitary product receptacles. 5. Remove and salvage existing hard wired hand dryers, inclusive of conduit, wiring, fasteners, etc. Reinstall after installation of all finishes. 6. Remove existing wood doors, frames, thresholds and hardware as shown within the contract documents. 7. Remove and salvage existing surface mounted fire strobe devices. Reinstall after installation of all finishes at same and new locations as shown in contract documents. 8. Remove existing ceiling and wall mounted speakers and salvage for reinstallation after new suspended ceiling grid system has been completed. 9. Contractor shall remove and reinstall existing conduits to remain. If conduit is unable to be removed, contractor shall protect the conduit through the duration of the project. Paint all conduit, junction boxes to match new wall paint. 10. Removal of existing light fixtures. Retain wiring to install new LED fixtures as shown within the contract documents. Where surface mounted, repair GWB as required to install new LED fixtures and/or create a smooth, non-detectable finished surface. 11. Remove and salvage existing ceiling mounted heat/smoke detectors and vape detectors. Retain all wiring for reinstallation after new suspended ceiling grid system has been completed. 12. Remove existing disengaged smoke/heat detectors at Location A. 13. Removal of existing suspended ceiling system, complete. Contractor to document the height prior to the demolition. 14. Remove, salvage, reinstall and/or replace all HVAC registers in kind as shown within the contract documents. 15. Removal of all obsolete HVAC registers. Frame out and install new GWB within void that remains to create a smooth, non-detectable finished surface. 16. Install new register and ductwork inclusive of connection to existing ductwork at Girls Room in Location A as shown within the contract documents. 17. Remove, salvage, scrape, clean, prime and paint existing radiator/convector cover. Reinstall at completion of wall finish installation. 18. Install new wall tile as shown within the contract documents. 19. All floor drains, cleanouts and receptacles to remain. Resetting may be required with the installation of new finishes. Reset as required. 20. Install new trap seals within all floor drains. 21. Install new vacuum breakers at all hose bibs. 22. Trench slab as required at water closet and lavatory location required to be relocated the required 15" minimum away from adjacent wall. Seamlessly patch slab as needed to install new epoxy flooring with no variation on floor plane. 23. Clean, degrease existing tile floor to remain. Prime and install epoxy floormanufacturer recommended self-leveler. 24. Install new poured epoxy flooring over existing tile flooring to remain. Install as shown within the contract documents. 25. Install new solid wood doors within existing hollow metal door frame, including ADA compliant marble thresholds and door hardware as shown within the contract documents. 26. Install new floor mounted water closets, wall mounted lavatories and urinals in exact locations utilizing existing piping as shown within the contract documents. 27. Install new lightweight 4" CMU block sight line partitions at the height of 6'-0" as shown within the contract documents. 28. Prime and paint all exposed new and existing CMU/Plaster/GWB surfaces, including but not limited to walls, soffits, GWB ceilings, window returns, hollow metal frames, exposed joists, exposed conduit, piping and existing radiator covers. 29. Install new toilet partitions and doors at toilet stalls as shown within the contract documents. 30. Install new grab bars, mirrors, toilet paper dispensers, sanitary product receptacle, and all toilet room accessories as shown within the contract documents. 31. Install new suspended ceiling grid system at exact height of existing. 32. Install new smoke/heat detectors at Location A, to match existing system. Integrate into the buildings fire system. 33. Install new LED light fixtures as shown within the contract documents. 34. Reinstall all items to be salvaged and reinstalled as shown within the contract documents. PHASE II - ADD ALTERNATE A1 - Chase Walls 1. Remove existing urinal chase walls back to existing chase wall, complete. Patch existing slab as required to install new epoxy flooring. 2. Remove existing terra cotta block as required to install new urinal plumbing. 3. Install new metal stud support wall, cement backer board, GWB and tile as shown within the contract documents. 4. Install new metal stud chase wall within Janitor's Closet as shown within the contract documents. 5. Install new wall hung urinals, as shown within the contract documents. PHASE II - ADD ALTERNATE A2 - Freehold Learning Center Staff Toilet Rooms 1. Removal of existing toilet partitions as noted within the contract documents. 2. Removal of existing floor mounted water closets, as well as wall mounted lavatories and urinals. Retain piping where fixtures are to remain in the exact location. Cap piping behind wall and/or below slab at locations where urinal and lavatories are to be removed permanently. Seamlessly patch walls to install new finishes as shown within the contract documents. 3. With minimal damage to existing brick surface, remove existing tile wall base as shown in the contract documents. Patch and grind to match existing brick texture. 4. Removal of existing toilet room accessories, including but not limited to surface mounted mirrors, grab bars, soap, paper towel and toilet paper dispensers and sanitary product receptacles. 5. Remove existing wood doors, frames, thresholds and hardware as shown within the contract documents. 6. Remove and salvage existing surface mounted fire strobe devices. Disclaimer: IN ORDER FOR YOUR BID TO BE CONSIDERED A LEGAL BONAFIDE BIDDER ON THE PROJECT, DOCUMENTS MUST BE PURCHASED FROM REMINGTON, VERNICK ENGINEERS DIRECTLY The Board of Education reserves the right to reject any or all bids, either in whole or in part and also waive any informality in any bid or bids received, in accordance with applicable law. Bids must be on the bid form prepared by Remington and Vernick Engineers, in the manner designated therein and required by the specifications, must be enclosed in sealed envelopes bearing the name and address of the bidder on the outside and also bearing on the outside reference to the particular work bid upon. Each bid shall be accompanied by a certified check, cashier's check or bid bond duly executed by the bidder as principal and having as surety thereon a surety company approved by the Board of Education in an amount not less than ten percent (10%) but in no case in excess of $20,000.00 of the amount bid. Any such bid bond shall be without endorsement or conditions. The bidder must be pre-qualified by the New Jersey Schools Development Authority and the New Jersey Department of the Treasury, Division of Property Management and Construction, and have a valid up-to date notice of classification prior to the date that bids are received.Any bid submitted under the terms of the New Jersey statutes not including a copy of a valid and active pre-qualification/classification certificate will be rejected as being non-responsive to the bid requirements. Each Bidder will submit will their bid a Certificate of Consent of Surety as per N.J.S.A. 18A:18A-25 from a Surety Company stating that it will provide the bidder, if successful, with a Performance/Payment Bond in the full amount of the contract. The award of the contract shall be made subject to the necessary moneys to do the work being provided by the Freehold Borough School District Board of Education in a lawful manner. No bid may be withdrawn for a period of sixty (60) days after the date set for the opening thereof. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
