The City of Warner Robins is requesting proposals from qualified professionals to furnish all labor, materials, tools, equipment, and insurance needed to perform scheduled preventative maintenance and as-needed repairs and/or replacements of the heating, ventilation, and air conditioning systems and associated components for the City's Fire Department facilities located within the geographic boundaries of the City. Proposers are to provide recommendations for scheduled preventative maintenance at each facility listed and outline a detailed plan for regularly scheduled preventative maintenance tasks at each of the listed buildings or facilities. The City’s primary goal is to avoid breakdowns by performing maintenance tasks before problems arise. The City reserves the right to add or delete buildings and/or facilities at any time during the life of the contract or resulting extensions, with thirty (30) days’ written notice. Additions will be added at a negotiated rate that has the mutual agreement of the City and the Contractor. Proposers must provide appropriate on-site staffing as needed, with tools and vehicles necessary to support all facilities' HVAC maintenance functions during normal business hours and after hours as needed. All work beyond contract specifications will be considered billable and require an estimate to be provided and approved prior to commencing work. All services must comply with all Federal, State, and local regulatory requirements, ordinances, applicable State construction codes, and the International Mechanical Code. Proposers and their subcontractors must obtain and maintain all appropriate permits, certifications, and licenses required during the contract term. Proposals must include copies of the current State of Georgia Conditioned Air Contractor License Class I (Restricted), current business license, and Certificate of Insurance to be considered responsive. Site visits are required to be considered a responsive bidder. Proposals must include a completed Bid Price form. The City reserves the right to reject any and all proposals, waive informalities and technicalities, and accept or reject any item or combination of items. The award will be made to the responsible bidder whose bid is most advantageous to the City, with price, availability, value, and other factors considered.
