The new 4th High School is located at 340 Justes Drive in Winchester, Virginia. The parcel is approximately 83 acres and is currently vacant pasture and farmland with no existing development. The Project is generally comprised of, but not limited to, the following work Construction of a new, 3-story high school and associated facilities, including athletics, of approximately 245,000 SF. The building will be constructed with a combination of exterior masonry and CFMF walls, masonry and metal wall panel cladding, steel-frame structural systems, interior CMU and CFMF partitions, single ply membrane roofing, standing seam metal roofing, architectural casework, food service equipment, specialties and finishes typically associated with construction of a new high school. The project includes classrooms, science labs, CTE labs, media center, cafeteria, kitchen, 2,000-seat gymnasium, locker rooms, 800-seat auditorium, music rooms, art labs, and administrative suite. The building is classified as Type IIB construction and is subdivided with 2-hour fire walls in accordance with the area limitations applicable to Group E educational occupancies. All interior egress stairways are enclosed within 1-hour fire-resistance-rated assemblies. A 10,600 SF, three-story, 12-classroom alternate will be included for separate pricing.
