Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.
Vacant Unit Renovation 1 Unit at Gilmor Homes The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state and local regulations. 1665 Bakbury Ct General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Replace closet shelving/closet rod as necessary 3. Final Cleaning of Entire Unit to Make Ready for Occupancy. Bathrooms: 1. Remove existing sink, supply and install new Vanity Cabinet w/ Vanity Bowl and faucet 2. Clean existing toilet and replace elongated toilet seat 3. Remove existing, supply and install New Medicine Cabinet with Mirror 4. Remove existing, supply and install all new bathroom Accessories, Non-UFAS 5. Remove existing shower, tub faucet, tub spout and showerhead, supply and install new shower wall tub faucet, tub spout and showerhead 6. Remove existing shower rod, supply and install new shower rod Kitchen: 1. Remove existing rangehood, supply and install Broan #4100 range hood (Black) 2. Remove existing kitchen cabinets, Install HUD severe use base and wall cabinets "Magnolia Cabinetry Harvard in 'Honey'" (HABC will supply) 3. Remove existing countertop, supply and install new countertops. 4. Remove existing kitchen faucet, supply and install new Delta faucet 5. Remove existing kitchen sink drain line, supply and install new stainless steel 1-1/2" (inch) drain line. 6. Remove existing, supply and install laundry hookup box and hot /cold water valves. Bedroom # 1: 1. Remove existing vertical window blinds, supply and install new vertical window blinds (2) 2. Clean exterior and interior of heating convector of any debris. 3. Clean window frame including sills and wells (Lead Testing) and window glass. 4. Paint existing Closet shelf and pole. Bedroom # 2: 1. Remove existing window blinds, supply and install new window blinds (2) 2. Remove existing receptacle covers, supply and install new receptacle covers 3. Clean exterior and interior of heating convector of any debris. 4. Clean window frame including sills and wells (Lead Testing) and window glass 5. Paint existing closet shelf and pole. Livingroom: 1. Remove existing window blinds, supply and install new window blinds (2) 2. Clean window frame including sills and wells (Lead Testing) and window glass 3. Remove existing receptacle covers, supply and install new receptacle covers 4. Clean exterior and interior of heating convector of any debris. 5. Clean window frame including sills and wells (Lead Testing) and window glass 6. Paint existing closet shelf and pole. Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) Electrical: 1. Remove existing cover plates, supply and install all Switches / Receptacles and metal cover plates. 2. Remove existing raceways, supply and install new raceways throughout entire unit 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Remove existing light fixtures, supply and install LED integrated light fixtures in common areas, kitchen, living room and bathroom. 4. Install 10 yr. sealed smoke detectors in every bedroom on the ceiling 4ft from the entry door. 5. Install combination smoke / carbon monoxide detectors on 1st and 2nd Floor common areas Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: Walls and ceilings shall be painted with two finish coats eggshell latex. Kitchen and bathroom walls & ceilings, and all doors, shall receive a semi-gloss final finish coat. Paint existing handrails on 1st and 2nd level stairways Exterior door and frame, porch front and steps and exterior railing shall be painted (Lead Testing) The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring... 3. Replace all treads and risers 4. Remove cove base, Supply and install 4" Baseboard with Quarter Inch Round shoe molding and caulk as needed throughout unit. Question Deadline 02/05/2026 at 2:00 PM ET Questions will be received at online. HABC may: (a) reject any and all bids received; (b) waive any minor irregularities or technicalities in bids received; (c) make a single award or multiple awards to more than one (1) bidder for supply of all or any combination of the items delineated in Attachment 1; (d) accept any item or combination of items bid unless precluded elsewhere in the solicitation; (e) amend this solicitation as permitted by applicable law at any time during the solicitation process; or (f) cancel this solicitation in its entirety or any portion thereof at any time during the solicitation process including after award. HABC's reservation of rights shall in no way affect the formation of a contract upon written notice of award by HABC to the successful bidder. If multiple awards are made, the intent shall be to make awards which, at the sole determination of HABC, are in its best interest, based on HABC's needs and requirements. HABC makes no guarantees as to amount of award, if any.
