Remodeling of an office development in San Francisco, California. Completed plans call for the remodel of a office development.
**As of March 10, 2026, the project was awarded to Monroy Flooring Inc. but the awarded amount is not available.** The Contractor shall perform the removal of existing carpeting, and luxury vinyl tile (LVT), and bases as well as the installation of new carpeting and LVT and base as specified. Contractor shall furnish all labor, materials, tools, and equipment necessary to remove existing carpeting and LVT, as well as to install new carpeting, and LVT, and base as indicated and/or specified. All materials that are removed shall be installed with like for like materials. The contract term shall be for six months. The Department of Industrial Relations (DIR) is dedicated to improving the health, safety, and economic well-being of over 18 million wage earners and helping their employers comply with state labor laws. DIR works to maximize the effectiveness of its programs, activities and services, increase public access and promote its services to the public, including workers and employers who have limited English proficiency. The Contractor shall perform the removal of existing carpeting, and luxury vinyl tile (LVT), and bases as well as the installation of new carpeting and LVT and base as specified herein. The contract term shall be for six (6) months. More detailed information can be found in the Draft Standard Agreement. Contractor shall furnish all labor, materials, tools, and equipment necessary to remove existing carpeting and LVT, as well as to install new carpeting, and LVT, and base as indicated and/or specified herein. All materials that are removed shall be installed with like for like materials. 1. Suite breakdown, floor plan, & flooring cut sheet is provided on Exhibit A, Attachment 1 - Suite Breakdown. 2. Contractor, in preparation for the flooring installation, shall demolish all existing flooring, base, thresholds, and transition strips. Contractor will remove and dispose of the carpet offsite. Contractor shall remove dirt, oil, grease, or other foreign matter from surfaces to receive floor covering materials. It is the Contractor's responsibility to verify conditions of floor meets manufacturers requirements and installation guidelines. 3. Contractor shall install Interface carpet product or its equivalent as follows in the DIR suites: a. Carpet Style: Driftwood; Color: Leyland 104852 b. Carpet shall be installed in Ashlar Installation, please refer to Exhibit A, Attachment 2 - Installation Requirements. Installation techniques noted in Contractor's Responsibilities below. c. Carpet seams must be trimmed on the row and sealed (optional). d. Transition strips must be used to protect any exposed edges. e. Tiles that are trimmed against the wall, baseboards, columns, etc, must be cut flush, but not too tight, where they are forced into position. f. Floor must be flat to within 1/8" in 10 ft. 4. Contractor shall install Metroflor LVT or its equivalent as follows: a. LVT Collection: Double Take - Wood; Finish: DT20016 Steamboat b. LVT to be installed in Ashlar Installation, see Exhibit A, Attachment 2 - Installation Requirements. 5. Burke base on carpet or its equivalent as follows: a. Base Color: Black 701; 4" Coved Rubber Base b. Base shall be cut into accurate lengths, as desired or required, for minimum number of joints. c. Base shall match edges at all seams or double cut adjoining lengths. Base shall be installed with tight butt joints with no joint widths greater than 1/64". Base will be going behind the cubicle walls and throughout. 6. Contractor shall furnish additional floor covering materials for replacement and maintenance at the rate of 5% of each floor type. Cost shall not exceed total amount listed for additional materials on Exhibit B, Attachment 1 - Contractor Cost Sheet. 7. Contractor shall shampoo the carpet after installation, if applicable.
