Renovation of a residential development in Tupper Lake, New York. Completed plans call for the renovation of a residential development.

Renovation of the bathroom. The vendor shall provide all labor and materials necessary to complete the work in a professional manner according to scope of work and architectural drawings if supplied. Work is to be completed within 45 days of award. This is a NYS Public Works project, and prevailing wages are to be paid. Certified Payrolls must be submitted at time of completion. Refer to attached specification for the following scope of work. Refer to attached specification for the following scope of work. Site must be cleaned, and all materials secured at the end of each workday. Absolutely no scraps, especially fasteners, are to be left unsecured. Upon completion of the bathroom renovation, before removal of equipment, contractor is to schedule a quality control and quality assurance inspection with Max Gerstenberger Maintenance Supervisor 2. SCOPE OF WORK includes, but is not necessarily limited to the following: Bathroom 1-104 is located in RIT 2 a secure area. All necessary procedures must be followed during renovations. An escort will be provided by Facility, and contractors will meet with safety for a presafety meeting on procedures. Renovations will include demolition and construction of the bathroom as described below. The contractor shall be required to provide and install fixtures and finishes as specified. Demolition and removals: o Remove wall finishes and sheathing (backer bd and/or gyp. Bd.) as noted during site visit. o Wall tile approximately 320' Sq/Ft o Existing flooring down to concrete subfloor. Approximately 121' Sq/Ft. o Existing shower fixtures, vanity, and toilet o Miscellaneous items interfering with intent o All debris to be discarded legally off premises o Materials to be reused shall be identified by owner and safeguarded by contractor o All interior wall and floor assemblies' structural integrity is to be maintained during demolition o Existing exhaust fan to be removed and replaced o Existing lighting fixtures to be removed and replaced o Trench floor for shower drain relocation Construction o Provide all structural members necessary to support bathroom walls, accessories and trench infill, making repairs as necessary. o Existing Ceiling shall remain. Repairs as directed by director's representative. o All fire and safety devices (Smoke/Heat detectors, Strobes/Annunciators, Sprinkler Heads and their escutcheons shall be protected from paint. Corrective action shall be done at contractor's expense. o Provide plumbing fixtures, accessories and electrical components as necessary to comply with NYSBC and Project Scope. o There will be NO hot work performed in the home. All supply connections shall be copper Pro-press fittings. Dielectric fittings shall be used where the possibility of galvanic corrosion exists. o Shower and toilet areas must contain ADA compliant grab bars. Appropriate blocking shall be installed where necessary. o Bathroom sub-floor to be repaired as necessary. Waterproof membrane shall be applied and continued six inches up walls. Seams are to be taped and sealed, manufacturer's recommendations. (See Attached Detail Below) o Linen Closet Upgrade (repair and paint walls, New Shelves and hardware. Epoxy floor. o Unfaced Rock Wool Fiberglass Sound Attenuation Batts in bathroom walls. o Bathroom walls to be cement board to 48 inches AFF, then moisture resistant drywall from 48 inches AFF to ceiling. o Shower walls to be cement board to 96 inches AFF. Waterproof membrane shall be applied. Seams are to be taped and sealed per manufacturer's recommendations. o Provide moisture mitigation system on concrete floor. o Flooring for bathroom shall be an abrasive non-skid composition epoxy. Colors/pattern to be selected by OPWDD staff from contractor supplied samples. o Solid surface (Inpro or equivalent) wall material to be installed in shower area, full height. Shower to comply with ADA accessibility requirements (excluding seating). o Bathroom walls to be solid surface material (Inpro or equivalent) up to 48" AFF and painted drywall. Colors/patterns to be selected by OPWDD staff from contractor supplied samples. o Supply and install new ADA compliant vanity, sink, toilet and grab bars. o Supply and install ADA compliant shower fixtures. Fixtures to be specified by OPWDD staff. o New exhaust fan shall be controlled by a timer, separate from lighting. o Preliminary bathroom design/layout to be discussed at MANDATORY site visit. Design and layout details to be finalized with OPWDD staff upon contract award. o Paint for walls and ceiling shall be or equivalent Sherwin Williams PROMAR 200 Latex Primer , Sherwin Williams K46 Semi -Gloss Series (2 -Coats )
