The scope of work includes envelope and site finishes, specifically: masonry, applied sprays, fireproofing, acoustic spray, foam in place insulation, sealants and expansion joints, caulking, fire rated and non-rated expansion joints, firestopping, metal panels and architectural louvres, exterior glazing, membrane roofing, roof anchors, hangar doors, drywall and steel stud, asphalt paving, landscaping, concrete paving (apron), site grading, mechanical site services, fencing and gates, site concrete. Subcontractors are responsible for all labour and materials for their respective scopes of work. All quotations must be valid for the duration of the Bid Validity period. The lowest tender is not necessarily accepted. Successful bidders will be required to sign EllisDon's Standard Form of Subcontractor Agreement. Trades are expected to follow, at minimum, the scope guidelines and standards set by the latest edition of the Alberta Construction Trade Definitions. All bidders must apply and meet EllisDon's Subguard criteria on all contracts over $500,000. Subcontracts over $100,000 require use of EllisDon's SUBcentre project management system and will be subject to a Gate Three fee. For subcontracts in excess of $500,000, contract performance security is required in the form of an acceptance and rating from EllisDon or alternate forms of security acceptable to EllisDon, at the subcontractor's expense.
