MUHA Main Hospital Roof Areas C-D Selective Roof Replacements/Wall Repairs - 169 Ashley Avenue Charleston, SC 29425 Bid includes complete removal of existing roof systems down to the deck for approximately 49 squares. Roof replacement includes minor deck repairs, rough carpentry, roof insulation including taper, and a two-ply modified bitumen roof system. All associated sheet metal components and accessories are included. Base Bid work also includes cleaning, preparation, priming, and painting of fence, supports, and wood trim. *The value for this project is based on a financial range of $295,426-$383,472. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. A. The building will remain completely functional and fully protected at all times during the construction work. All ingress/egress to facility and pedestrian walkways must be maintained with overhead protection when construction is occurring at/over these areas. B. Base Bid work includes complete removal of existing roof systems down to the deck for approximately 49 squares. Roof replacement includes minor deck repairs, rough carpentry, roof insulation, including taper, and a two-ply modified bitumen roof system. All associated sheet metal components and accessories are included. Base Bid work also includes cleaning, preparation, priming, and painting of fence, supports, and wood trim. 1. Demolition of the existing building envelope (roofing and select exterior walls) system(s) down to the deck in accordance with Section 02 04 00, Cutting and Patching and Section 02 05 00, Demolition and Removal. 2. Minor deck repairs in accordance with Section 03 60 01, Concrete Grout Repair. 3. Rough carpentry in accordance with Section 06 10 00, Rough Carpentry. 4. Roof membrane, insulation, membrane flashings, associated components, and accessories in accordance with Section 07 55 27, Roof Replacement Modified Bitumen Sheet Roofing System. 5. Sheet metal, components, and accessories in accordance with Section 07 60 00, Sheet Metal. 6. Optional pre-manufactured accessories specified or as required to complete the work in accordance with Section 07 72 00, Roof Accessories. 7. Replacement of sealant systems from the roofing and sheet metal in accordance with Section 07 92 00, Sealants for Roofing and Sheet Metal. C. Alternate Number 1 work includes minor masonry repairs, EIFS repairs, select wall repairs, sealant joints, and wet glazing all adjacent fenestrations directly above roof areas (for one floor, approximately 10i-12i). 1. Brick masonry restoration, and repairs in accordance with Section 04 50 01, Exterior Wall Repairs, Restoration, and Cleaning. 2. Metal cleaning, preparation, and painting in accordance with Section 05 13 02 Metal Cleaning, Preparation and Painting. 3. Provide fluid applied elastomeric coating system to vertical and horizontal surfaces where noted/indicated in accordance with Section 07 14 43 Fluid Applied Coating for Exterior Walls (for EIFS). 4. Exterior insulation and finish systems repairs in accordance with Section 07 24 01, Exterior Insulation and Finish Systems Repairs. 5. Replacement of sealant systems from the roofing and sheet metal in accordance with Section 07 92 00, Sealants for Roofing and Sheet Metal. D. Alternate Number 2 work includes total removal and replacement, in-kind, of the coated chain link fence, framing, and hardware, in lieu of repairs. 1. See drawings/detail for requirement. E. Unit Prices and Allowance are included in accordance with Section 01 21 10, Unit Prices and Allowance and are to be included in the Base Bid.
