Demolition, site work and new construction of a mixed-use development in South Saint Paul, Minnesota. Completed plans call for the demolition of a swimming pool; for the construction of a swimming pool; for site work for a swimming pool; and water / sewer project.
The scope of work involves the demolition of an existing approximately 80-year-old outdoor pool facility and construction of a new municipal outdoor aquatics complex. Anticipated components include outdoor leisure and lap pools (with zero-depth entry), slides, aquatic features (some as alternates), a bathhouse building with admissions/ticketing, concessions (heat-and-serve only), staff room and first aid, public changing/restrooms, pool mechanical and chemical rooms, and site improvements such as pool deck, fencing, on-site parking, stormwater management (including raingardens), and minimal expansion of impervious surface. The facility is intended for seasonal (summer) operation and will be located near the Mississippi River, subject to MPCA impaired waters requirements. The selected Construction Manager at Risk (CMaR) will be responsible for preconstruction services during design, cost estimating and value management, constructability reviews, scheduling and phasing, competitive subcontractor procurement, setting a Guaranteed Maximum Price (GMP), and overseeing construction through closeout.
