Demolition, site work, paving and new construction of a mixed-use development in San Carlos, California. Completed plans call for the demolition of a office development; for the construction of a 12,592-square-foot, one-story above grade office development; for site work for a office development; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The Department of Public Works (Department) is seeking a contractor for the 795 Skyway Road Building Replacement Project (Project). The work to be done consists, in general, of providing all labor, materials, tools, appurtenances, and equipment required as well as any other items and details not mentioned but required by the Contract Documents and as directed by the Director of Public Works or designee. The target start date and term for the proposed services are subject to negotiation of a final agreement, through the completion of the Project. The Contract Time for completion of all the Work of the Project is Four Hundred Fifty-Seven (457) calendar days, as defined as sufficiently complete in accordance with the Contract Documents. The existing building at 795 Skyway Road is a 7,977sf type V-B construction facility which houses tenant spaces sharing a central restroom area and having one interior restroom area for a single suite. The original building along with its mechanical, electrical and plumbing equipment and fixtures will be demolished in its entirety. The new 795 Skyway Road building is a 12,592sf building of Type II-B construction which houses business occupancy and a small are of classroom space. The overall space is divided into (5) tenant suites. The facility is a single story, metal building with 2 equipment platform structures and a clerestory roof and exterior wall system are metal panel construction with ribbon windows framed to the rigid frames of the metal building's lateral support system. Existing parking lot will be repaved, including accessible parking stalls. The Tenant Improvement of Suite 1 through 5 to be reviewed and approved under separate permits. Engineer's Estimate Range: $10,000,000-$11,500,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Client Project Number: AS 033 A. General Scope: Project consists of a renovation of Bel Air Building at 795 Skyway Road, San Carlos that will include: interior and exterior renovations, inclusive of mechanical, electrical, plumbing, flooring, window, storefront glazing, siding, waterproofing, roofing, sidewalk, parking lot improvements as described within the scope of the contract documents. (1) Work Included. Provide labor, materials, articles, equipment, incidentals, items, tools, services, supplies, methods, operation, skills in such quantities as may be necessary to complete project within the intent of contract documents. (2) Construction Limits. Except as specifically indicated or as may be necessary to complete the work under the contract, activities of the contract shall be limited to within the limits designated on drawings.
