The work consists of furnishing all labor, materials, tools, equipment, and incidentals necessary for the construction, repairs, alterations, preventative maintenance, emergency repairs, and system modifications or alterations of chillers and associated equipment at the Defense Human Resources Activity Enterprise Operations Center (DEOC) building. The contract includes bi-monthly, annual, and semi-annual service intervals for two chiller units and one cooling tower, annual Eddie current tests, annual condenser tube cleaning, and responding to trouble calls during both standard and after-hours. The contractor must maintain a local service office within 40 miles of the project address and shall comply with all applicable technical specifications, quality control, record keeping, and regulatory requirements. All services shall be performed in accordance with the stated technical specifications and are subject to prevailing wage laws and other legal requirements. The City reserves the right to adjust work orders, issue changes, or require extra work as necessary for completion of the work. Cleanup of the worksite and adherence to quality and safety standards are required throughout the project duration. The contractor is responsible for obtaining all required permits, licenses, and insurance, and ensuring all work is completed in a satisfactory and workmanlike manner. Measurement and payment for each service item are as specified in the bid documents and are contingent upon the City's satisfaction with the completed work. The agreement is for one year, with an option for two additional one-year extensions, each with a not to exceed annual funding limit of $100,000, not exceeding a total term of three years.
