Renovation of an industrial development in San Diego, California. Completed plans call for the renovation of a industrial development.
Contractor agrees to provide to the California Department of Transportation (Caltrans) all labor, materials, parts, supplies, equipment, tools, licenses, permits, travel, disposal fees, and incidentals necessary to replace four (4) roll-up door assemblies and operators and 18 hinged doors to Caltrans. Bidder shall possess at the time of bid submittal, continuously thereafter, and for the duration of the Agreement, a valid and current C-61/D-28 - Doors, Gates, and Activating Devices Contractor and B - General Building Contractor license issued by the California Contractor's State License Board (CSLB). Q&A: 02/18/2026 3:00 p.m Questions regarding this IFPQ must be submitted in writing. Bidders are encouraged to submit their written questions. Written questions must include the individual's name, firm name, complete address, and must reference IFPQ No. 11A4276. Questions must be sent to the following email: Email: John.Leyva@dot.ca.gov an estimated value of greater than $5,000.00, but not more than $461,000.00 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. A. Removal and replacement of four (4) existing roll-up doors: 1) Contractor shall remove and replace four (4) existing commercial steel roll-up doors with new commercial-grade doors with new electronic monitored reversing edge safety system of appropriate size and design for these doors. New doors shall be exact or equivalent to the existing doors. Equivalence will be solely determined and approved by Caltrans Contract Manager. a) Two (2) roll-up doors without windows shall be installed on the east side of the building. b) Two (2) roll-up doors without windows shall be installed on the west side of the building. 2) Contractor shall connect electric door operators to the existing wiring. 3) Roll-up door assemblies shall have all new parts installed, including motors. 4) All hardware shall be a minimum of 24-gauge. 5) Hardware shall be commercial-grade. 6) The finish shall be the manufacturer's standard baked on polyester or epoxy prime and finish coats, applied to interior and exterior faces. The finish color will be selected by Caltrans Contract Manager. 7) The commercial-grade roll-up door assemblies shall be provided as a complete unit produced by a single manufacturer, including frames, sections, bracket guides, tracks, counterbalance mechanisms, hardware, operators, and installation accessories, to suit opening and head room. 8) Doors, tracks, and operating equipment, complete with necessary hardware, anchors, inserts, and equipment supports, shall be installed in accordance with manufacturer's installation instructions. 9) All roll-up doors shall be properly closed at the end of each day, touching the ground to prevent pest infestation or weather-related damage. B. Removal and replacement of 18 exterior hinged doors: 1) Contractor shall remove and replace 18 existing commercial steel hinged doors with new commercial-grade doors with new, heavy duty, anti-slam door closers. New doors shall be exact or equivalent to the existing doors in size. Equivalence will be solely determined and approved by Caltrans Contract Manager. All doors shall be weatherproof, and all windows shall be double paned with a wire panel installed between the glass for break-in protection. a) One (1) hinged door with a window shall be installed on the south side of the building. b) One (1) hinged door without a window shall be installed on the south side of the building. c) Three (3) hinged doors with a window shall be installed on the east side of the building. d) Four (4) hinged doors without a window shall be installed on the east side of the building. e) One (1) hinged door without a window shall be installed on the north side of the building. f) One (1) hinged door with a window shall be installed on the west side of the building. g) Seven (7) hinged doors without windows shall be installed on the west side of the building. 2) Contractor shall furnish 18 replacement commercial-grade hinged door assemblies. 3) Contractor shall connect electric door operators to the existing wiring for nine (9) doors that have Avigilon access card readers. 4) Contractor shall install a uniform locking mechanism for all 18 hinged doors with one (1) universal master key. 5) All hardware shall be commercial-grade. 6) The finish shall be the manufacturer's standard baked on polyester or epoxy prime and finish coats, applied to interior and exterior faces. The finish color will be selected by Caltrans Contract Manager, which should match as closely as possible to the current door color. 7) The commercial-grade roll-up door assemblies shall be provided as a complete unit produced by a single manufacturer, including frames, sections, bracket guides, counterbalance mechanisms, hardware, and installation accessories, to suit opening and head room. 8) Doors, complete with necessary hardware, anchors, inserts, and equipment supports, shall be installed in accordance with manufacturer's installation instructions. 9) All hinged doors shall be properly closed at the end of each day, touching the ground to prevent pest infestation or weather-related damage. C. Prior to installation, Contractor shall submit all materials and equipment to be installed, such as electric motors, rails, door springs, safety door edge strips, etc., and the manufacturer's descriptive data to Caltrans Contract Manager for approval. D. If existing power supply and control wiring are present, Contractor shall use what is existing. If it is not, Contractor shall provide, install, and connect power supply and control wiring. E. Contractor shall remove and legally dispose of all existing service doors, existing motors, and existing accessories. All costs associated with the legal disposal shall be included in unit prices on Price Quote Proposal, Attachment 1. F. Contractor shall ensure service doors are removed and replaced according to manufacturer's guidelines and industry standards. G. Contractor shall ensure all doors and motors are protected against scuff and marring of the surface during repairs. H. Contractor shall inform Caltrans Contract Manager immediately in the case of delays in procurement of assemblies. I. Contractor shall replace or restore any doors or motors damaged during the repair process to new condition at no additional cost to Caltrans. J. Caltrans will not be responsible for any loss or damage that may occur to Contractor's truck, equipment, tools, or materials.
