Renovation of an educational facility in Salem, Massachusetts. Completed plans call for the renovation of a educational facility.

Project Description (brief overview): Salem State University's (SSU) goal for the project is to modify an existing office space (Stanley Building, 70 Loring Avenue, Salem, Massachusetts, 2nd floor, Room 201) to create a conference room (201B), a private office (201A), and a workstation and reception area (201). Question Deadline 02/19/2026 at 3:00 PM ET Provide temporary protection for the work area susceptible to damage by the contractor's work, including, but not limited, to protection of floors, walls, ceilings, and building infrastructure such as electrical, HVAC, and fire protection. o Collaborate with owner to field verify dimensions of furniture (located on campus), complete furniture layout for owner approval, and finalize locations of new wall partitions. o Construct 5/8 dry wall and steel studs to be secured to the existing floor and the roof deck above. Steel studs are to be 16 inches on center. o Insulate new walls with mineral wool acoustic batting. Insulation is to be installed throughout all new wall systems from floor to roof deck to minimize sound attenuation between adjacent interior rooms. o Construct and reinforce 3 new door openings using 2 x 4 Douglas Fir at jack studs and headers. One of the new door openings requires demolition of existing wall. o Install owner provided welded door frames, doors, and door hardware (3 doors in total) o Salvage all ceiling tiles and grid for reuse and complete reinstallation. Owner is to provide any additional ceiling supplies (including any ceiling tiles that may need to be replaced) required to reinstall any modified ceiling systems. o Wrap three existing concrete columns in drywall. o Repair and/or patch all existing walls, columns, and door frames. Prime and paint all walls, columns, and door frames. The primer to be utilized is: Sherwin Williams ProMar 200 Zero VOC Interior Latex Primer. The paint to be utilized is Sherwin-Williams ProMar 200. The sheen selection for the walls and door frames is Egg-Shel. Paint colors (two colors are anticipated - one for the walls and one for the door frames) will be confirmed by owner at time of project award). o Remove, dispose of, and/or recycle all construction project generated waste/trash. Contractor shall live load waste/trash (use of owner's dumpsters for construction waste is not allowed). o Coordinate with owner on the scope of work summarized below and on owner provided items. Include a proposed schedule for the project within your proposal. Once construction begins, contractor shall provide Salem State University's project manager with daily updates on progress and anticipated timelines for work to be completed. o Work hours are defined as Monday through Friday (state holidays are non-working days) between the hours of 7:00am and 5:00pm. Owner's Scope of Work o Owner will be responsible for electrical (including make safe and installation of new electrical outlets), HVAC, Fire Protection, furniture, furniture moving and installation, and signage. o All owner provided materials are currently available and in storage on campus. Notes About the Project Space (Bidders to Field Verify Existing Conditions) o The project area is approximately 750 square feet o Existing finished floor to existing finished acoustic ceiling heights area are approximately 9 feet o Existing finish floor height to existing wood roof deck above is approximately 13.5 feet
