Renovation of a swimming pool in South Orange, New Jersey. Completed plans call for the renovation of a swimming pool.
All General Contract work for the proposed exterior improvements and pit waterproofing at the South Orange Community Pool Bathhouse, South Orange Village, New Jersey must be completed within 60 calendar days of contract award, all in accordance with the specifications. Each bid must be enclosed in a sealed envelope bearing the name and address of the bidder, name of project, name of the contract, and the time and date designated for the receipt of bids, and must be addressed to the Purchasing Agent, South Orange Village, New Jersey. Each bid must be accompanied by a bid bond and either a Consent of Surety in the form annexed to the bidding documents, duly executed by Principal and Surety, or a Consent of Surety with power of attorney and financial statement evidencing that a performance bond with material and payment bond in the full amount of the contract price, and a maintenance bond in the amount provided in the contract documents, shall be provided at the expense of the bidder to Township of South Orange Village, and a cashier's or certified check or bid bond for not less than ten percent (10%) of the bid amount, but not to exceed $20,000, drawn to the order of the Township of South Orange Village. The Surety company is subject to review and approval by the Owner’s Attorney. Each bid must also be accompanied by a Surety Disclosure Statement, an Affidavit of Non-Collusion, a Bidder Disclosure Statement, and a Mandatory List of Subcontractors as required by N.J.S.A. 40A:11-16. Each bid must be accompanied by Business Registration Certificates for the General Contractor and Subcontractors and by a Public Works Contractor’s Registration Certificate issued by the NJ Dept. of Labor pursuant to L. 1999, c 238 or copy of registration application submitted to the Dept. of Labor (required for work within public buildings). The successful bidder shall execute the contract and required contract (Performance, Payment, Completion, and Maintenance) bond in the full amount of the contract, within seven days after notification of acceptance of the bid. The Township of South Orange Village reserves the right to reject as irregular and non-conforming any bid submitted other than in strict accordance with the instructions to bidders and all applicable laws, and to waive any waivable defects, irregularities, or the failure to comply with any technicalities or formalities of the instructions to bidders, and to reject any and all bids and to waive any and all informalities in the bids when deemed to be in its best interest. Bidders must comply with the requirements of P.L. 1975 C.127, and the New Jersey Local Public Contracts Law. Each and every request for an interpretation shall be made in writing, addressed and forwarded to the Architect who may send a written instruction to all bidders. Question Deadline 02/27/2026 The South Orange Community Pool is located at the Cameron Field Complex off of Mead Street in South Orange, NJ. The site contains numerous structures and (3) swimming pools. The Bathhouse building is a freestanding, masonry building with a wood structured roof which houses locker rooms, restrooms, an office, storage, a snack bar and utility space. The building shall be powerwashed and painted. The existing roof shall be removed down to the roof sheathing and a new asphalt shingle roof shall be installed. Existing soffits and fascias shall also be removed and reconstructed. Outbuilding #1 is located adjacent to the Bathhouse and is a masonry building with a low slope pitched roof. The exterior of the building shall be power-washed and painted. Masonry repair is required on at least one side of the building. The existing flat roof shall be removed down to the roof sheathing and a new TPO roof shall be installed. Existing sofits and fascias shall also be removed and reconstructed. On the interior of Outbuilding #1 at one end is a water pit that is approximately 8'-0" deep. This pit shall be drained, cleaned, repaired and waterproofed. The interior of the walls of this building shall be painted with a waterproof coating. Outbuilding #2 is located at the upper end of the pool complex. This building is a masonry building with a wood structured pitched roof. This building shall also be power-washed and painted. The existing roof shall be removed down to the roof sheathing and a new asphalt shingle roof shall be installed. Existing soffits and fascias shall be removed and reconstructed. A hollow metal door will also be replaced. Demolition scope will include, but not be limited to, the removal of existing roofing, soffits, fascias and trim. New construction will include, but not be limited to, the installation of both shingle and flat roofing systems, new soffits and fascias and painting. A waterproofing system will be installed in the interior pit of Outbuilding #1. There is no existing HVAC or plumbing scope included in this contract. It is the intent that all existing pipe vents, exhaust fans, flues, chimneys and lights are to remain. There are cameras, antennas and otherappurtenances attached to the upper fascia of the bathhouse that will need to be removed to replace the fascia and then reinstalled.
