Site work and new construction of a multi-residential development in Toronto, Ontario. Completed plans call civil work for a multi-residential development.

The Project consists of major upgrades to thirteen two-storey townhouse blocks comprising 73 rental units. Inclusion of the additional three-storey walk-up buildings at 27 and 49 Scarlettwood Court will be subject to funding. The project supports key goals outlined in the Project Base Program, including improving indoor comfort and air quality, reducing energy use intensity and emissions within budget achieving deep energy savings of at least 80% and GHG reduction by 90%. It also aims to meet or exceed ASHRAE 62.1 indoor environmental quality standards, reduce air leakage below 1.0 L/s/m² @ 75 Pa, and extend the service life of existing building components through strategic capital renewal. These outcomes will be achieved through comprehensive upgrades to the building envelope—including high-performance walls and roofs using prefabricated or in-situ construction (to be determined), full replacement of windows and patio doors, over cladding of existing façades, re-roofing, and foundation wall waterproofing. Mechanical and electrical improvements will explore the use of air source heat pumps and energy recovery ventilation, lighting upgrades; lighting upgrades to LED; implementation of a Niagara 4-compatible Building Automation System (BAS) [for the walk up apartments only]; improved ventilation with continuous exhaust and dehumidification; smart electrical metering and emergency power provisions; and integration of durable, low-maintenance systems with conversion to full electrification to support the City of Toronto’s TransformTO Net Zero strategy. The existing IPD Team consisting of Toronto Community Housing, The Atmospheric Fund, Enska, Baird Sampson Neuert Architects and Chandos Construction Ltd are seeking the following to join the IPD team: Mechanical Consultant Electrical Consultant Mechanical Contractor Electrical Contractor Each consultant and trade discipline may be awarded as an individual contract.
