Reference Number 0000413285 Asbestos Abatement & Structural Demolition of 34,333 sqft brick warehouse building constructed in 1908 that suffered a fire in 2025.See included bid documents for full RFP requirements and timeline as well as a detailed demolition plan prepared by competent engineers. While this RFP is all ecnompassing, High Plains is willing to accept a partial bid encompassing either demolition or abatement. High Plains may elect to award demolition and abatement separately. Responses will be sent by the question deadline indicated above. A detailed scope of work can be found in Attachment A: Demolition & Abatement Plan. If there is conflict between the below scope and Attachment A, Attachment A will govern. The selected contractor shall provide turnkey abatement and demolition services, including but not limited to the following: 1. Hazardous Materials Abatement o Perform all required abatement activities, including asbestos-containing materials and any other regulated hazardous materials identified in project documentation or encountered during the work. o Comply with all applicable OSHA, EPA, CDPHE, and local regulatory requirements. o Obtain and coordinate all required permits, notifications, inspections, and clearances. 2. Demolition o Complete full demolition of all structures identified in the Demolition Plan. o Remove foundations, slabs, and below-grade structures as specified. o Manage loading, hauling, and lawful disposal of all demolition debris. o Maintain site safety, dust control, erosion control, and environmental protections throughout the work. 3. Utilities o Coordinate, disconnect, cap, and secure all utilities serving the structures, including gas, electric, water, sewer, and telecommunications. o All utility coordination and associated costs shall be the responsibility of the contractor. 4. Salvage and Recycling o Salvage of materials is permitted o If salvage is conducted, the contractor shall provide a credit to High Plains Housing Development Corp. for the salvage value of materials retained or sold by the contractor. o The proposal shall clearly describe the salvage approach and how salvage credits will be calculated and applied. 5. Schedule o The contractor shall propose a target start date and duration for the work. o Work shall be sequenced to minimize disruption to adjacent properties and ongoing activities on the campus. *** In the event that any requirements of the RFP conflict with the final contract, the contract shall govern.
