Remodeling of a municipal facility in Spring Hill, Tennessee. Completed plans call for the remodel of a municipal facility.
The City is seeking proposals from qualified contractors to provide all labor, materials, equipment, and supervision required to remove the existing floor finishes and install a new polished concrete flooring system in the City Hall Basement. All bidders must attend a mandatory pre-bid site visit, where they are to observe existing conditions, verify quantities, and identify any site constraints. Contractors are responsible for incorporating all observed conditions into their proposals and must bring any required tools, such as ladders and measuring tapes, to ensure accurate bidding. Attendance at the pre-bid site visit is required for the proposal to be considered valid. Existing flooring includes: - Vinyl Composition Tile (VCT) - Ceramic tile Concrete substrate conditions may vary and may include damaged or deteriorated areas requiring repair. Demolition and Removal The Contractor shall remove all existing VCT tile, ceramic tile, adhesives, mastics, and associated materials. The Contractor shall provide all labor, tools, and equipment required for demolition and surface preparation. The City will furnish dumpsters for disposal of removed materials. The Contractor shall be responsible for loading and placing demolished materials into City-provided dumpsters in compliance with all applicable regulations. 2. Substrate Preparation and Repair The Contractor shall inspect the exposed concrete slab following removal of existing finishes and fill, patch, and repair all cracks, spalls, voids, and damaged areas to provide a sound, level substrate suitable for polished concrete. 3. Polished Concrete Flooring System The Contractor shall provide and install a polished concrete flooring system including mechanical grinding, application of densifiers and resin treatments, progressive polishing, and a final burnished topcoat. 4. Decorative Finish Requirements The polished concrete shall include decorative accent terrazzo chips and/or color flakes. The Contractor shall submit samples and color selections for City approval prior to installation. 5. Equipment, Means & Methods The Contractor shall furnish all machines, tools, dust-control systems, and specialty equipment required to complete the work while minimizing disruption to City operations. 6. Schedule and Project Timeline The Contractor must be able to commence work within two (2) weeks of bid award. Each proposal shall include a detailed project schedule outlining anticipated start date, duration of work phases, and total completion time. 8. Project Timetable and Closeout The project must be completed within 30 days from Notice to Proceed. The time for completion may be extended, at the sole discretion of the City of Spring Hill Public Works Director. Upon completion, the Contractor shall remove all equipment and materials, deliver a clean finished floor, and provide applicable warranty documentation and maintenance documentation.
