Elevator maintenance services for the Schindler 330A hydraulic elevator at the Caven Point Marine Terminal, including monthly, semi-annual, and annual inspections and tasks required to ensure safe and compliant operation. Services include all preventive maintenance, supervision, labor, equipment, materials, inspection fees, emergency callback response during regular working hours, and documentation requirements. The contractor shall maintain and post preventive maintenance schedules and work logs in the machine room, keep detailed trouble logs, and provide time tickets for all work performed. The elevator shall be maintained in accordance with manufacturer recommendations and applicable regulations, including Bureau Veritas annual inspections. Tasks include maintaining and cleaning pressure tanks, testing valves, servicing controllers and wiring, maintaining code data plates, replacing control batteries as needed, lubricating and cleaning guide rails, maintaining oil buffers and hydraulic components, ensuring pits and hoistways are clean and free of debris, servicing door systems and safety devices, verifying emergency systems, recording hydraulic oil usage, maintaining pump unit and relief valve settings, and ensuring proper operation of all elevator systems. Monthly work includes verifying proper operation and regulatory compliance. Signs or barriers must be posted whenever the elevator is out of service.
