The work involves monthly inspections of the PoolPak equipment at the Johnson Park Recreation Center according to manufacturer recommendations. A written report of repair needs or additional preventative maintenance needs beyond the scope of this agreement is to be provided following inspection. An inspection log must be kept on site and updated after each inspection. The scope covers PoolPak Equipment - PDHU 1 Ser # PPK170507 and remote TSI condenser. Monthly inspections include: • Monthly filter changes • Inspecting all dampers for proper function • Inspecting and observing refrigerant charge, oil levels, and checking for leaks • Visual inspection of unit coils, assessing the need for additional cleaning • Checking belts for wear and tension • Greasing all bearings per manufacturer recommendations • Ensuring condensation lines are clear • Updating the logbook Annual inspections include all monthly tasks plus: • Changing refrigerant drier cores (if circuit has been opened) once annually • Testing refrigerant for acid content annually • Inspecting safety controls, sensors, thermometers, and gauges • Cleaning air unit coils annually (spring) • Checking electrical connections for tightness (including compressor terminals) • Changing all belts annually All work is to be performed on normal working days and hours. Filter cleaning and changes (material and labor) are included. DOC control system maintenance or repairs are not included in this agreement. Instructions to bidders: Bid submittal must include certifications/licenses if applicable: Certified Pool Operator (CPO), Certified Pool & Spa Maintenance (CMS), Certified Pool & Spa Inspector (CMI), HVAC & Mechanical Certifications/Licenses, EPA Section 608 Certification. Bids must be submitted physically on one (1) USB Flash Drive in Adobe PDF format. No hard copies accepted. The ITB number must be clearly written on the envelope. Incomplete, incorrect, unsealed, unmarked, or improperly submitted bids may be rejected. A mandatory onsite pre-bid conference is required for all bidders to attend.
