Pre-Bid Meeting 02/19/2026 at 11:00 AM ET Jonathan provided his contact information, which is the following: Email: Jonathan.swiderski@maryland.gov Office Number: 410-767-7002 Questions are due by 4:00 PM local time on Wednesday, February 25, 2026 MBE/VSBE GOAL FOR THIS PROJECT: 2 5 % MBE (no sub-goals) and a 0% VSBE The AE estimate is Category "C" $100,000 - $500,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. 1. Renovate the Tea Room a. Seal the entire roof line to prevent rodents and vermin from entering the building and to make it watertight. b. Repair two (2) chimneys and its flashing to prevent water from leaking into the building. c. Asses & repair water damage. This shall include: i. Water damage in the Great Room from chimney leak ii. Water damage in the kitchen area from chimney leak d. Renovate two (2) bathrooms to meet ADA compliance requirements. e. Install an appropriate mini-split system in the Tea Room that will heat & cool the building. f. Comply with all applicable building codes including but not limited to the IBC and State of Maryland Fire Prevention Code. g. Refinish/replace flooring as required. h. Refurbish/replace all doors & windows i. Provide a fully ADA compliant facility. j. Replace all exterior lighting, and approved fixtures should be compatible with the overall aesthetic of the facility. k. Renovate the kitchen area. Provide a warming kitchen suitable for proposed use of the facility. 2. Demolition & Excavation a. Provide ADA parking and accessibility to the following existing structures that currently do not have any. i. Tea Room ii. Pavilion #2 iii. Pavilion #4 b. Pedestrian paths/sidewalks, roads, and/or parking spots will require grading and site work at each location. c. Install new ADA parking, access aisle(s) and signage for two pavilions & the Tea Room. d. Provide hardscaping, landscaping and site appurtenances suitable for intended use at adjacent site areas. 3. Maryland Historic Trust Coordination Due to the historical nature of the Tea Room, this project will require approval from the Maryland Historic Trust (MHT). This shall involve coordinating through the DNR Engineering & Construction Unit for MHT review and approval, and MHT staff will review the consultant's contract documents and meet with the project team to coordinate overall goals. 4. Permitting Due to the existing terrain, the total limit of disturbance is expected to be over 5,000- sf, thus stormwater management and sediment erosion control shall be evaluated, designed (as applicable) and permitted (as applicable). These permits shall be secured from the Maryland Department of Environment. No tidal or non-tidal wetlands are expected to be within project limits, however consultant should confirm in a preliminary walk-through prior to design.
