Renovation of a medical facility in Houston, Texas. Completed plans call for the renovation of a 32,396-square-foot, one-story above grade, one-story below grade, two-room medical facility; and 23,524-square-foot, two-story above grade, one-story below grade medical facility.
Owner seeks Construction Manager-at-Risk Services for project FPDC – 222318A, Clinics of the Future – Prostate Center. The Project involves renovations and additions to Levels 3 and 4 of the Duncan Cancer Prevention Building and the basement level of the Mays building. The total renovated area includes approximately 23,724 SF on Level 3 East, 32,396 SF on Level 4, and 2,493 SF in the P1 basement level of the Mays building for a new High Level Disinfection (HLD) processing zone, as well as a light aesthetic renovation of Level 3 southwest elevator lobby of the Mays Building. The program includes a new vascular access and procedure center on Level 3 with 5 procedure rooms, 15 prep/recovery positions, 4 exam rooms, and support spaces, with 3 procedure rooms equipped for fixed imaging equipment and others for ultrasound as needed. There will be spaces for anesthesia, pathology lab, and pharmacy support. The new Prostate center on Level 4 will include 38 to 42 exam rooms, 4 multipurpose procedure rooms, and clinical and staff support areas. The Construction Manager-at-Risk will provide preconstruction phase services starting at the Design Development phase, including review of documents, cost estimates, value engineering, project schedule development, procurement strategy, site logistics, risk identification, and support for developing and reconciling the Guaranteed Maximum Price. The Construction Manager’s Budget Limitation is $48,280,000.00. Proposals must be prepared simply and economically, with an emphasis on quality, completeness, and clarity, not exceeding 60 pages for the main consolidated PDF (excluding cover, table of contents, divider pages, HUB Subcontracting Plan, Pricing and Delivery Proposal, and Execution of Offer, which must be uploaded separately). Response must follow the RFP format and answer all requirements as directed, with careful attention to submission instructions.
